LLC 280 Settlers Trail Mars Hills, NC 28754 Subject Property: Phoenix Creek Subdivision Ut to Rheens Creek [040302, 6-87-(1), C, TR] REQUEST FOR MORE INFORMATION Dear Mr. Sadler: On April 18, 2008, the Division of Water Quality (DWQ) received your application dated April 11, 2008, with additional information received from you on April 28, 2008, to fill or otherwise impact 175 linear feet of perennial stream and 120 linear feet of intermittent stream to construct residential development at the site. The DWQ has determined that your application was incomplete and/or provided inaccurate information as discussed below. The DWQ will require additional information in order to process your application to impact protected wetlands and/or streams on the subject property. . Therefore, unless we receive five copies of the additional information requested below, we will place this project on hold as incomplete until we receive this additional information. If we do not receive the requested information, your project will be formally returned as incomplete. Please provide the following information so that we may continue to review your project. Additional Information Requested: 1. Please provide locate your project on the most recent bound and published, NRCS Buncombe County soil survey map. 2. Please re-submit your site plans on full plan sheets at a scale of no smaller than 1 "=50' with topographic contours. 3. Please provide an inventory of proposed project imperviousness area based on the estimated built-out conditions. Please include all proposed building footprints, roads, driveways, sidewalks, gravel-surfaced areas, amenity areas, etc. 4. Please provide building envelopes for all lots with wetlands, streams or buffers on the site plans. 5. Please indicate all proposed stream or wetland driveway crossings on your plan sheet (including future proposed). 7. Please indicate all stream impacts including all fill slopes, dissipaters, and bank stabilization on the site plan. 8. This Office believes that the stream crossings labeled on the plans as C and E can be moved or reconfigured to avoid the impacts to the streams. Please revise the plans to avoid the impacts. 9. Please provide an agent authorization letter for the application signature. 10. Please provide intermittent/perennial stream determination documentation on the site (upstream and downstream photos and DWQ stream identification forms). 11. Please provide the location of proposed septic fields on all lots showing that additional impacts will not be required. Please submit this information within 30 calendar days of the date of this letter. If we do not receive this requested information within 30 calendar days of the date of this letter, your project will be withdrawn and you will need to reapply with a new application and a new fee. This letter only addresses the application review and does not authorize any impacts to wetlands, waters or protected buffers. Please be aware that any impacts requested within your application are not authorized (at this time) by the DWQ.
