Total Area: 275.39 ac.
DWI, RCD
_ 4. Edson: Use: Vacant
Proposed U,e: Single Family Residential Subdivision
5.Utilities provided by Union County Public Woks
6. Overall Phase I area = 162.265 ac.
Impervious area = 35.59 ac. or 22.43% where:
fmperviws In roads and curb and gutter: 9.41 ac.
sfdewolke: 0.68 ac.
fmpervfws in lots (max): 25.50 ac.
' j undfsfufied natural mea = 68.89 ac. 0 42.33%
lawn/other pervfws area = 57.99 ac.
7. Area that drains to roads/pipe system: 65.65 ac. total (56.73 ac.
.aIle and 8.92 ac. oRslle)
B. Area that drains through natural than..', (,impar to ran curb and
gut er streets): 105.54ac. or 657
9. Sir- 65% dmfns thrwgh natural channel, site fs not prfmarly piped.
10. Due to the homesltes being desfgned as disconnected, the peak
n Taff Is Jess than traditional low density wbdlvislons without curb
and gutter.
11. Typical low density d—fapment of 124 lots with ditches oral no
disconnection generates a peak flow of = 174.3 als far a 2 year
desfgn etonn event.
Theproposed desfgn results In a peak flow of the same design storm
of 152.6 efs.
12. By implementing the BMP ut;Tfzing disconnected fmpervious, this design
will provide reductions to meet the requirements of 85% TSS 30% TN
and 359 TP.
13. The culvert f, desfgned to work as a brfdge and have a restored,
naturalized channel through it far normal and low flow periods. No
disruption of the travel of aquatic life Is anticipated.
14. The culvert will be conebucted under a FEMA CLOMR and wail be
flnalfzed with a FEMA LOMR. The rewlt fa the flood study fe that the
culvert as Sind will result in only a 0.6 fool rise far the 100 year
storm event and neglfgib)e flood rfses with!, 500 feet upstream.
Smallerstorms result in almost no dffference due to the large
cperf,g above normal flow levels
