1. Please elaborate on the purpose and need of W2 impact (there is no construction
pictured on the plans).
The purpose and need for the wetland impact identified as W2 (WL 1000) is for an
amenity area for residents which is located adjacent to the club house. This area will be
used as a playground and park/recreation area for residents.
2. The diameter of the proposed culvert.
As indicated on the previously submitted Storm Drainage Plan the proposed road
crossing will be constructed using a box culvert. The proposed culvert is 10 feet wide
and 5 feet tall. The culvert will be installed according to applicable reginal general
conditions and buried appropriately for aquatic life mobility. If this document was not
received with the application, we are happy to provide it.
3. Please specify which field assessment date each species survey was done on.
The Federal Endangered, Threatened, and Candidate Species report was included with
the nationwide permit request. Section 3.3 Field Assessment states the dates of the
field assessment. The field assessments were completed on March 11, 2022, June 17,
2024 and August 21, 2024. No suitable habitat for listed species was documented to
exist at the site. If this document was not received with the application, we are happy to
provide it.
4. The same applicant applied for the permitted development next door (SAW-
2019-02005), please expand on why the project proposed under SA W-2024-
0 1698 is a single and complete project.
This development is considered a single and complete project due to being able to be
constructed entirely independently from the neighboring/adjacent development.
Sycamore Station II does not rely on the existing roadways, parking areas, stormwater
treatment, or amenity areas associated with the adjoining development. Barrington
Drive is an existing public roadway, the proposed development is being completed
without having interconnected roadways or parking lots to the adjacent development,

and only has access from Barrington Drive. The existing private drive of Calle Lumina
Way is not used for any site access to Sycamore Station II. The private street within the
project area does not connect or stub to the existing adjoining development.
Additionally, the projects are being developed with independent utilities. The adjoining
development is owned by Barrington Drive Apartments LLC from Lexington Kentucky
and the review area (Sycamore Station II) is owned by Tower Seven Development
Partners LLC from Charlotte NC.
