Boone Trail Farms Subdivision Storm Water Narrative
The subject site is currently undeveloped, with the exception of 2 small residential
trailers and gravel driveways that will be removed. The proposed development of this
site includes single family residential lots along with associated roadways and potable
water infrastructure. Storm water is to be collected into the proposed roadway ditching
and conveyed off site.
The site meets the qualifications of a low density development. The average density for
the development is 1.0 units/acre compared to the maximum of 2 units/acre to satisfy
the requirements set forth by NCDEQ. Storm water will sheet drain across lots and
collect into roadway ditching along all proposed streets. The current basic existing
drainage patterns will be maintained through the site. Storm water that is discharged
into existing wetlands on-site will be discharged at non-erosive velocities. Culvert pipes
will be installed where necessary to convey storm water across proposed roadways. The
roads in the subdivision are designed in accordance with NCDOT standards.
Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006-
246 Section 9 paragraph c, Langdon Preserve Subdivision meets and/or exceeds the
requirements and intent for low density development.
