Like we talked about in the field, the only environmental work that was completed was done before I was at McAdams, and it was only a Phase ESA for the property transaction, conducted by another firm. Somehow Durham and everyone involved assumed since it was not on the USGS quad that it was a ditch and not a stream, and everyone, including the city is in a panic. Currently there is no stormwater management required for this site, and it is and urban and degraded site, as well there are already existing uses within the buffer that would be able to be built upon right next to the stream. Would it be possible to permit the section of stream (~ 130 if of int./perr) as noted in the attached site plan and provide stormwater management for this area? We would go Express for the process.
