FOR VALUABLE CONSIDERATION paid by Grantee, the receipt and legal sufficiency of which is
acknowledged, Grantor by this Deed does hereby grant, bargain, sell and convey to Grantee, in fee simple, all that certain
lot or parcel of land in or near the Town of Cameron, Anderson Creek Township, Harnett County, North Carolina and
more particularly described as follows (the "Property"):
BEING ALL of that PROPOSED LOT 1,consisting of 1.125 acres, more or less,as shown on plat of survey
entitled "RECOMBINATION PLAT POPEYE'S TRACT" duly recorded in Plat Book 2023, Pages 509
and 510 of the Harnett County, NC, Registry.
All or a portion of the Property was acquired by Grantor by instrument recorded in Book 2089, Page 879.
All or a portion of the Property C includes or E does not include the primary residence of a Grantor.
A map showing the Property is recorded in Plat Book 2023, Pages 509 and 510 .
TO HAVE AND TO HOLD the Property and all privileges and appurtenances thereto belonging to Grantee in
fee simple. Grantor covenants with Grantee that Grantor has done nothing to impair such title as Grantor received, and
Grantor shall warrant and defend the title against the lawful claims of all persons claiming by, under or through Grantor,
other than the following exceptions:
Taxes for the year 2023 and subsequent years;title to that portion of the Property within the bounds of any
roads or highways and any rights of others entitled thereto; easements, setback lines and any other facts
shown on plats recorded in Plat Book 2023, Pages 509 and 510 and Plat Book 8, Page 17, of the Harnett
County Registry; and matters shown on survey entitled ALTA/NSPS Land Title Survey 1517 NC 24-87,
