Twin Oaks Landscaping Site Improvements
Stormwater Modification
Project Narrative:
This project consists of Grading, Paving, Curb, Stormwater and Building
Construction to facilitate Improvements to the existing Twin Oaks Landscaping yard.
The plans originally were completed by Shabeldeen Engineering and the Stormwater
portion has been modified by BREC, PA to incorporate an underground sand filter. The
site is located in a HQW watershed, and the stormwater system has been designed to
treat the runoff from a 1" storm. The site was divided into two areas, one high density
area including all new impervious built upon areas, and one low density area including
undisturbed existing built upon areas and all pervious areas. The system was designed
so that all new BUA is routed through the underground sand filter, for treatment. The
sand filter was located in the parking lot to allow for ease of access. An SCM easement
was provided. See plans and Calculations for additional information regarding this
stormwater SCM and drainage system.
