Current Comment:
1. Current comment: Per the provided response to comments letter, the off-site portions of
the drainage area are being accounted for as 100% impervious. To account for this in the
Application, please revise the Application Section IV, 10, Impervious Surface Area Table and
the Basin Information table. These tables have been included below for clarity. Note: it appears
that the calculations account for the off-site BUA correctly, so changes will only need to be
made to the Application and Supplement-EZ.
• Update the off-site impervious surface area value (highlighted in red) in the Impervious
Surface Area Table to match the corresponding off-site drainage area value (highlighted
in green) from the Basin Information Table for each drainage area.
• This will result in an update to the total impervious surface area(highlighted in yellow)
which will need to match the proposed impervious area listed in the basin information
table, also highlighted in yellow.
o This value will be entered into the Supplement-EZ, Drainage Areas Page, Line 8.
• The % Impervious area will need to be revised to match the new values.
o This value will be entered into the Supplement-EZ, Drainage Areas Page,Line
18.
Response: All values on the EX Form, Application and Deed restriction match.
Current Comment 2:
2. Current comment: The deed restriction document currently shows 2,154 square feet of BUA
per lot. With 74 lots, this would be 2,154 SF/lot*74 lots= 159,396 SF. The sum of the BUA listed
in the Application Section IV, 10 and the Supplement-EZ is 71,198 SF+ 88,392 SF = 159,590 SF.
The package needs to be revised so that the BUA allotted for the lots is consistent.
Response: I've revised the Deed restriction application and EZ forms so all BUA allotted match.
Current Comment 3.
3. Current comment: Plan sheet C3.1 lists the area above the HWL as 21.60 acres. If this is
accurate, the surface water area is 23.52 acres-21.60 acres= 1.92 acres. The project percent
impervious area will need to be recalculated with the revised project area. Revise the
Supplement-EZ, Cover Page, Line 2 to list the project area listed in the Application Section IV, 7
Plan sheet C3.1 indicates an area above the high-water level (HWL) of 21.60 acres. Surface

water area= Total Property Area(23.52 acres)—Total Project Area(21.60 acres) = 1.92 acres
(Surface Water Area). If the information presented on Plan Sheet C3.1 is correct, Section IV, 6-
8 of the application needs to be revised. Currently, it lists a total project area of 21.99 acres and a
surface water area of 1.53 acres. If these revisions are made, the project percent of impervious
area(Section IV, 8)will need to be revised, and the Supplement-EZ Cover Page, Line 2 will
need to be revised to match Section IV, 7 of the application.
Response: EZ cover page and application now match.
Current Comment 4:
4. Current comment: Please revise per the previously provided comment. The design volume
for a wet pond is equivalent to the volume that is retained for a two to five-day period between
the temporary pool elevation and the permanent pool elevation per the Manual. This is distinct
from the minimum treatment volume, which is what is currently being shown.
Response: EZ form has been revised to show design volume
Current Comment 5:
5.Current comment: The stage storage calculations for the main pool were corrected, but the
sediment storage is still not omitted from the forebay volume calculations. This results in an
overestimation of the volume stored in the forebay. Please revise the stage storage calculations
and the corresponding items on the Supplement-EZ. The provided calculations assume a main
pool elevation of 745, but a forebay elevation of 744. Please revise to provide a consistent
elevation.
Response: Forebay volume calculations on plans have been revised per comment above. EZ
form forebay volumes have also be revised accordingly.
New Comment 6
6. New Comment: Supplement-EZ,Wet Pond Page,Wet Pond#2 Column, Line 20—It
appears that this value was not updated to match the revised calculations.
Response: The EZ form and the plans match showing the bottom of the sediment
storage main pool being 722.00 in Pond#2. No calculation was done to revise this line
item. However, we did revise line item 32 to show the volume of the forebay to match
the revised plan sheet calculations.
