STORMWATER NARRATIVE
LAKESIDE SUBDIVISION PHASE ONE
FORSYTH COUNTY, NORTH COROLINA
Lakeside is a low-density single family development with 126.37± acres total area with
87 proposed lots= 0.69 lots/acre. There are no SCM's required.
Phase One Lakeside is located in Forsyth County and the Town of Oak Ridge. The
stormwater in Oak Ridge is being reviewed by the Town of Oak Ridge. This submittal is
for DEQ review and approval of the stormwater in the Forsyth County area only.

STORMWATER SUMMARY
1. AREA= 18.318 ACRES
2. NUMBER OF LOTS = 15 =0.82 LOTS /ACRE
3. IMPERVIOUS AREA= 112,989 SQ. FT. /2.594 ACRES (14.46%)
IMPERVIOUS AREA INCLUDES 22,989 SQ. FT. /0.528 ACRES IN
STREETS AND ASSUMES 6,000 SQ. FT. /LOT x 15 LOTS
= 90,000 SQ. FT. /2.066 ACRES
(Lots will be sold to individual owners/builders so actual impervious area is
unknown at this time.)
4. TOTAL DISTURBED AREA=4.00 ACRES
The site is designed with ribbon streets with roadside vegetated swales. The street run-off
will be directed through the roadside vegetated swales to proposed vegetated swales and
natural draws draining towards the lake. There will be erosion control protection on the
swales as needed(see swale calculations). The storm drainage pipes will have rip-rap
outlet protection for dispersed flow to ensure there is no erosion from the storm drainage
system. Any disturbed areas on the site will be seeded.

The lots will be sold to individual owners and builders. Each individual lot will be
responsible for installing temporary and permanent erosion control measures as needed to
ensure no erosion enters the lake.
