COMMENT RESPONSE
1. Please confirm that the mail kiosk is accounted for within the built upon area.

2. The site and grading plans show existing BUA in lots 7, 9, and 10. Please clarify that
these will be removed, or account for it as "existing BUA" in the Application and
Supplement-EZ. REVISED/NOTED
3. Please correct the drainage area information entered into the table in Section IV, 10 of
the Application. Per the guidance provided in Section IV, 9 of the Application, the
"drainage area" of a low-density project is equal to the project area. The project area excludes
the surface water area. Total project area shall exclude the areas below the
Normal High Water Line (NHWL) per 15A NCAC 02H .1003 (1) (c) (1). REVISED
4. The % Impervious area is calculated by dividing the proposed impervious area by the
total drainage area. 945,174SF/4100801 SF=23.0%<23.2%. REVISED
5. Supplement-EZ, Cover, Line 2—The project area provided in this line should match the
project area provided in the Application Section IV, 7. REVISED
6. Supplement-EZ, Cover, Line 4—The surface water area provided in this line should
match the project area provided in the Application Section IV, 6. REVISED
7. Supplement-EZ, Low Density, Line 15 —There appears to be a typo, as information for
swales#45-54 were not provided. REVISED
8. At the intersections, the provided grading indicates that the side slopes of the vegetated
conveyances may exceed 3:1. All vegetated conveyances used in a low-density project
must have side slopes that are 3:1 or flatter(per 15A NCAC 02H .1003(2)(c)). Steeper
side slopes can be used if it is demonstrated, via on-site soil tests & engineering
calculations that the vegetation will remain stable in perpetuity. REVISED/NOTE ADDED
9. Per the calculations provided on Sheet C5.1, the velocity of the roadside ditch 24 and
swales 32 and 33 exceed the allowable velocity. This would result in erosion during the
10-year storm. Per 15A NCAC 02H .1003 (2) (c) (ii), the conveyance shall be designed
so that it does not erode during the peak flow from the10-year storm. REVISED
10. It is recommended to not include temporary erosion control measures on the plans for this
permit application, as only permanent conditions are considered. The hatch for the
skimmer basin is clear on the electronic copies but appears as solid black boxes on the
hard copies provided, which makes verification of curb outlet requirements impossible on
the hard copies of the plans. REVISED
11. The curb outlet swale's cross-section shall be trapezoidal with a minimum bottom width
of two feet per 15A NCAC 02H .1003 (2) (d). Swale 37 does not meet this requirement.
