this application:
Maintained herbaceous cover, with some trees along the north and east lot boundaries
The site is surrounded by residential uses.

Approximately 63.35 feet of stream forms a portion of the property's northern boarder
3e. Explain the purpose of the proposed project:
Construct a single family home
3f. Describe the overall project in detail, including the type of equipment to be used:
Place 33 10 "x10" pilings to support a prefabricated Deltec single family home with covered and open wood
slatted decks, and finish the interior. The ground area between the pilings will be leveled (minimal effort
required) and paved with concrete to provide on -site covered parking and a gravel driveway (outside the buffer
area) will be extended from the structure to the street along the west side of the lot. A piling foundation was
selected to minimize, flooding impacts and minimize fill. The Deltec structure was selected for wind resistance
and energy efficiency. The location of the home on the lot was determined by providing a minimum distance
between the previously installed septic tank (by a previous owner) and a minimum 30 foot distance from
surface waters (unnamed tributary to Smith Creek). An auger and piledriver will be used to install the pilings.
A skid loader or telehandler will be used to lift the structural shell elements into place.

1. Avoidance and Minimization
1 a. Specifically describe measures taken to avoid or minimize the proposed impacts in designing project.
The project is located in a subdivision established in the 1980s and the lot was cleared by previous owner(s).
A piling foundation was selected to minimize fill and avoid structural flooding. The prefabricated Deltec
structural shell was selected for wind resistance and to minimize construction time. The location of the home
on the lot was determined by providing a minimum distance between the previously installed septic tank (by a
previous owner) and a minimum 30 foot distance from surface waters (unnamed tributary to Smith Creek).
1 b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction
techniques
The Deltec panelized building system reduces the amount of on -site construction waste. It will be delivered
with the exterior walls fully finished, with the exception of the exterior doors. Once the floor trusses are
installed, the walls will be lifted into place and the roof trusses can then be lifted on to the walls. The shell can
be dried -in in two -three weeks. This will minimize the timeframe required for the temporary construction access
impacts within the buffer area.
