You can use the equation \[(Total Proposed BUA) – (Existing BUA)\] / \[(Total Project Area) – (Existing BUA)\] to calculate
project density, however, for the project to be considered as low-density, all of the design criteria outlined in 15A NCAC
02H .1003(2) must be met (a big one is no new piping except for certain situations like driveway culverts). If the project
meets the low-density requirements, you can change/update the submittal items to indicate this when you resubmit
(The Supplement-EZ Form and O&M Agreement Form have low-density options, the Application would need to be
revised, and new/different calculations may need to be provided).

Jim,
Since we are only adding 0.73-ac of impervious area, would we be able to classify this site as a low density
development? We are only at a 10% ratio of new BUA to total project area excluding existing BUA.
Thanks,
Ethan

There are a couple. This is also my first stormwater submittal to DEQ as I’m based in SC and I think a quick phone call will
save a lot of back and forth through email.
Thanks,
Ethan

Good afternoon,
We received your post-construction stormwater permit application for the above mentioned project on 10/25/2022.
Reviews under the standard permitting process generally take 75 calendar days, but can take up to 90 calendar days per
statute (our other reviewer, Corey Anen, no longer works for the State, so this review may exceed 75 days). Please
upload all documents that you mailed into our office through the link provided below. Be sure to choose the Central
Office as the Primary Contact office.
https://edocs.deq.nc.gov/Forms/SW-Supplemental-Upload
IMPORTANT NOTE: Please ensure that each file is uploaded under its appropriate file type. Additional file types can be
entered into the electronic form by clicking on the “Add Another Post-Construction File Upload” link directly below the
“State Stormwater Information Uploads” section of the form. Please do not upload entire plan sets through this form,
but rather upload the relevant individual sheets under the appropriate file type. Selecting the correct file type ensures
that the files are properly named in the electronic repository and it helps expedite the review process.
Please type in permit #: SW6221006
If you have any questions, please contact Jim Farkas Jim.Farkas@ncdenr.gov 919-707-3646.
