The designation Grantor and Grantee as used herein shall include said
parties, their heirs, successors, and assigns, and shall include singular,
plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantors, for a valuable consideration paid by the
Grantees, the receipt of which is hereby acknowledged, have and by these
presents do grant, bargain, sell and convey unto the Grantees in fee
simple, that certain lot or parcel of land situated in the City of N/A,
Anderson Creek Township, Harnett County, North Carolina and more
particularly described as follows:
All of that certain tract or parcel of land containing 9.62
acres, more or less, located in Anderson Creek Township,
Harnett County, North Carolina, being designated as "TRACT ONE"
on that certain map and survey by Bennett Surveys entitled
"Survey For Anderson Family Trust", dated December 20, 2012,
and recorded as Map No. 2013-3, Harnett County Registry.
There is conveyed together herewith a right of ingress and
egress over that 30 foot wide easement shown on the afore
referenced map as "ELVIN MATTHEWS LN (Pvt)" and this conveyance
is subject to said 30 foot easement to the extent said 30 foot
easement is located within its boundaries. The right to use
said 30 foot wide easement is specifically reserved by Grantors
as a right of ingress, egress and utility easement to "TACT
TWO" as shown on that certain map and survey by Bennett Surveys
entitled "Survey For Anderson Family Trust", dated December 20,
2012, and recorded as Map No. 2013-3, Harnett County Registry.
The property hereinabove described was acquired by Grantors by instrument
recorded in Book 2909, Pages 781-786.
A map showing the above described property is recorded as Map #2013-3.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges
and appurtenances thereto belonging to the Grantees in fee simple.
And the Grantors covenant with the Grantees, that Grantors are seized of
the premises in fee simple, have the right to convey the same in fee
simple, that title is marketable and free and clear of all encumbrances,
and that Grantors will warrant and defend the title against the lawful
claims of all persons whomsoever except for the exceptions hereinafter
stated.
Title to the property hereinabove described is subject to the following
exceptions:
Subject to any easements of record.

or if corporate, has caused this instrument to be signed in its corporate
name by its duly authorized officers and its seal to be hereunto affixed
by authority of its Board of Directors, the day and year first above
