from a rebar set in the northeastern corner of the Grandfather Holding Company, LLC, northeastern corner
with the northwestern corner of the ETC Partnership property(Deed Book 279, Page 51)with said existing
iron rebar being located on the south side of the 0.80 acre right of way easement(Deed Book 306, Page 622);
thence from the beginning at the property of ETC Partnership designated as Tract-1B, South 67° 39' 08" East
233.59 feet to a 5/8" rebar set; thence continuing with the line of Tract-1B,North 65 @ 15' 00" East 24.00 feet
to an existing 5/8" rebar set in the line of Tract 1; thence with the line of Tract 1, South 28° 42' 03" East
243.20 feet to an existing iron pipe; thence with the Grandfather Holding Company line, North 62° 12' 39"

West 328.49 feet to an existing iron pipe; thence continuing with the Grandfather Holding Company line,
North 24° 44' 34" West 152.99 feet to the point of BEGINNING, and containing 0.78 acres, more or less.
The foregoing conveyance is a portion of that certain property conveyed by ETC Partnership to ETC Linville,
LLC by deed recorded in Book 306, Page 622_ For further reference see deed from Wilmor Corp. to ETC
Partnership, recorded in Book 279, Page 51, all in the Avery County Registry.
The property hereinabove described was acquired by Grantor by instrument recorded in Book page
A map showing the above described property is recorded in Plat Book page
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in
fee simple.
And the Grantor covenants with the Grantee,that Grantor is seized of the premises in fee simple,has the right to convey the same in fee
simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever, other than the following exceptions:
