The ribbons signal the boundaries for Wendell Falls, a proposed 4,000 -home development that, when completed, promises to transform the landscape and economy of eastern Wake County. Like many long-time residents, Aprea has a hard time imagining a mini -town with twice the population of Wendell in her backyard. "I think they should have made it horse country," she said. While homes aren't expected to be built until early 2008, Greg Ferguson, a partner with Mercury Development, said construction of the water and sewer lines into the Wendell Falls property will begin this fall. The development is expected to consume, on average, 1.5 million gallons of water a day. Wendell, which is in negotiations with Raleigh to merge with the city's water and sewer system, has already received approval from Raleigh to buy the additional 1.5 million gallons. Mercury submitted site plans to Wendell's planning department earlier this year. Those plans call for 100 acres of commercial development, including a possible medical center on property fronting the U.S. 64/264 Bypass. Land is also set aside for fire and police stations, and a 165 -acre county park along the northern shore of Lake Myra. Ferguson said he has had conversations with the Wake County school system about setting aside land for schools, but no agreements have been reached. He estimates the development, which is scheduled to be built over 10 years, will need four or five school sites. Wendell officials have already annexed most of the Wendell Falls property. The project could generate $1 billion in taxable property for Wendell, or more than the current tax base of Wendell and Knightdale combined. Ferguson said Wendell Falls will offer amenities similar to those found in the Brier Creek development in North Raleigh. The homes, which are being built by Pulte Homes, will range from $200,000 to $600,000. "It's not going to be as high-end as Wakefield," Ferguson said. A better comparison may be Anthem Colorado, a 3,300 -home development that Pulte Homes is building outside of Denver. Ferguson visited that project earlier this month. One major selling point for Wendell Falls will be its accessibility to the U.S. 64/264 Bypass. Mercury has signed a joint agreement with the state Department of Transportation and will pay for a Wendell Falls exit to be built off the bypass. The exit will put drivers onto Wendell Falls Boulevard, a major thoroughfare similar to New Falls of the Neuse Road, that will cut through the development. Considering the size and scope of Wendell Falls, the project has generated little, if any, opposition from surrounding residents and property owners. Ferguson said many of the 35 parcels his company purchased had been on the market for some time because they lacked road access or sewer service. In acquiring more than 1,200 acres, Mercury purchased just six or seven homes, he said. The Mattox family's tobacco farm abutting Lake Myra was the first piece acquired for the Wendell Falls project. Lawrence Mattox said because of the tobacco buyout, his family thought it was a perfect time to sell the farm, which covered more than 200 acres. Mattox still lives on three acres facing Poole Road. Eventually, houses in Wendell Falls will come right up to his property line. He seemed a bit surprised that it took so long for the developers to arrive. "We've been kind of a secret for a long time," he said. "People are going to find out about us now."
