3. NO SITE PLAN FOR NEW CONSTRUCTION ON THE PROPERTY SHALL BE
APPROVED IF NOT SUBSTANTIALLY CONSISTENT WITH THE PROPOSED SKETCH
PLAN SUBMITTED AS PART OF THE REZONING APPLICATION.
4. NO SITE PLAN FOR NEW DEVELOPMENT ON THE SUBJECT PROPERTY SHALL BE

5. NO SITE PLAN FOR NEW DEVELOPMENT ON THE PROPERTY SHALL BE
APPROVED WITHOUT PROVISION FOR A BUILDING WITH HORIZONTAL
ARTICULATION, VERTICAL ARTICULATION, CHANGE IN MATERIALS, AND/OR A
CHANGE IN COLORS ABOVE THE FIRST FLOOR ALONG THE CORNER OF THE
BUILDING ADDRESSING THE INTERSECTION OF SLATER ROAD AND SUBURBAN
ROAD.
6. NO SITE PLAN FOR NEW DEVELOPMENT ON THE PROPERTY SHALL BE
APPROVED WITH VEHICULAR PARKING SPACES BETWEEN THE PUBLIC
RIGHT-OF-WAY AND THE NORTHERN AND WESTERN BUILDING FACADES.
7. NO SITE PLAN FOR NEW DEVELOPMENT ON THE PROPERTY SHALL BE
APPROVED WITHOUT PROVISION FOR A LANDSCAPE BUFFER BETWEEN THE
SLATER ROAD RIGHT-OF-WAY AND THE PARKING FIELD WHICH ON AVERAGE IS
AT LEAST 6' WIDER THAN THE LANDSCAPE BUFFER OTHERWISE REQUIRED IN
THIS AREA.
8. NO SITE PLAN FOR NEW DEVELOPMENT ON THE PROPERTY SHALL BE
APPROVED PRIOR TO THE PROPERTY BEING ANNEXED INTO THE TOWN'S
CORPORATE LIMITS.
