In addition to this completed application form, (MP-1) the following items below, if applicable, must be submitted in order for the application
package to be complete. Items (a) — (0 are always applicable to any major development application. Please consult the application
instruction booklet on how to properly prepare the required items below.

b. An accurate, dated work plat (including plan view and cross -sectional drawings) drawn to scale. Please give the present status of the
proposed project. Is any portion already complete? If previously authorized work, clearly indicate on maps, plats, drawings to distinguish
between work completed and proposed.
c. A site or location map that is sufficiently detailed to guide agency personnel unfamiliar with the area to the site.
d. A copy of the deed (with state application only) or other instrument under which the applicant claims title to the affected properties.

f. A list of the names and complete addresses of the adjacent waterfront (riparian) landowners and signed return receipts as proof that such

CAMA Major Permit Application Narrative
October 12, 2022
The Bridge Pointe Harbour Owners (HOA) represents a small 20 home subdivision along the Trent River
in Township 7 in Craven County, North Carolina. Ten properties are waterfront properties, and as such
are able to enjoy all the beauty, natural resources and recreation afforded to waterfront living. The
remaining 10 properties do not have waterfront views or access.
The HOA owns and maintains several common areas in the subdivision to ensure resident safety and
maintain the landscaping. In addition, the HOA owns a waterfront property (parcel # 7-002-042) which
is adjacent to the Alfred Cunningham Bridge and currently has a paved driveway, cul-du-sac, small
parking area, boat ramp and small wood dock for use by the non -waterfront property owners.
There is an easement from the HOA waterfront property to an adjacent community wood dock that was
built by the original subdivision developer in front of, and within the riparian zone, of the adjacent
private residence. The wood dock has fallen in disrepair and needs to be replaced. The HOA desires to
replace the existing dock, but the current property owner does not wish, and will not approve installing
a new community dock within his riparian area. The HOA and adjacent property owner have reached an
agreement to remove the existing dock from his riparian area, and remove the easement across his
property for the existing dock. In exchange the HOA has decided to build a new community dock within
the property and riparian area owned by the HOA, and the adjacent property owner will approve and
allow the dock to be built without objection.
We therefore respectfully request approval for a new, replacement dock to be built on our property and
within our riparian zone. The existing boat ramp and seawall will remain, but the existing small wood
dock will be removed. Additionally, the existing large community dock located in front of the adjacent
property will also be removed. The net effect of these changes will be little to no long-term
environmental impact due to removing, relocating and building a similarly sized structure. There is also
less impact on navigational channels and recreational boating due to the shorter length dock and being
located closer to the bridge.
This change would also bring an existing non -conforming dock into compliance with the new dock, not
to mention improving community relations with the adjacent property owners. This new 12 slip dock
with boat lifts will allow all subdivision residents equal opportunities to enjoy all the beauty, natural
resources and recreation of Eastern North Carolina.
