LANDSCAPE NOTES:
1. MINIMUM STANDARDS FOR LANDSCAPE INSTALLATION:
A. LARGE MATURE TREES SHALL HAVE A MINIMUM CALIPER OF 2 INCHES MEASURED 6 INCHES ABOVE THE PROPER
PLANT LEVEL, OR A MINIMUM HEIGHT OF 6 FEET AT TIME OF PLANTING.
B. MEDIUM AND SMALL/ORNAMENTAL TREES SHALL HAVE A MINIMUM HEIGHT OF 6 FEET AT THE TIME OF PLANTING.
IN LIEU OF LARGE TREE PLANTING REQUIREMENTS, MEDIUM AND SMALL TREES SHALL BE PLANTED AT A RATE OF
2 TREES FOR EVERY 1 LARGE TREE.
C. SHRUBS SHALL BE A MINIMUM OF 2 FEET IN HEIGHT AT TIME OF PLANTING.
2. SHRUBS PLANTED FOR SCREENING PURPOSES SHALL FORM THE REQUIRED DENSITY WITHIN 2 YEARS FROM THE TIME
OF PLANTING.
3. GROUND COVER SHALL INCLUDE EVERGREEN OR ORGANIC COVERING AND PROVIDE 100% COVERAGE WITHIN 1 YEAR
OF PLANTING, EXCEPT FOR MULCH OR TURF WHICH SHALL PROVIDE 100% COVERAGE UPON INSTALLATION.
4. RETENTION OF EXISTING VEGETATION SHALL BE MAXIMIZED TO THE EXTENT PRACTICAL, WHERE EVER SUCH
VEGETATION CONTRIBUTES TO REQUIRED BUFFERING AND SCREENING.
5. WHEN EXISTING VEGETATION MEETS THE REQUIREMENTS FOR PLANTINGS THE ADMINISTRATOR MAY WAIVE SOME OR
ALL OF THE REQUIREMENTS.
6. ALL BUFFER TYPES SHALL INCLUDE A STAGGERED ROW OF LARGE MATURING TREES AND AT LEAST 5 LOW GROWING
SHRUBS FOR EVERY REQUIRED LARGE MATURING TREE.
7. STREETSCAPE BUFFER SHALL BE PLANTED WITH A ROW OF EVERGREEN CONIFERS OR BROADLEAF EVERGREENS
PLACED NOT MORE THAN 5 FEET APART TO CREATE A CONTINUOUS HEDGE OF AT LEAST 6 FEET IN HEIGHT WITHIN
TWO YEARS OF PLANTING SUPPLEMENTED WITH LARGE TREES EVERY 30 FEET.
8. ALL SPECIFICATIONS FOR THE MEASUREMENT, QUALITY, AND INSTALLATION OF TREES AND SHRUBS SHALL BE IN
ACCORDANCE WITH AMERICAN STANDARDS FOR NURSERY STOCK, FREE FROM DISEASE AND IN SOUND AND HEALTHY
CONDITION.
