Hi Colleen! I am so sorry for the delay! We are still waiting on answers from our builder regarding the seawall. Here are
two of the answers.
1. There are 6 trees at the water's edge that would need to come out to install the seawall and another 6 in
the construction corridor/pedestrian path. Using the 5 inch diameter metric, the others don't count.
5 The boatslip can only extend 10 feet beyond the shoreline per POA, so the boatslip will extend about 12
feet into the property.

I am beginning my review of the project, and I have some questions:
1. How many trees are you intending to remove within 50 feet of the shoreline? Your application states both 25
and 6 trees. It sounds like 6 trees need to be removed in order to install the requested vinyl bulkhead, but it is
unclear why the other 19 trees need to be removed. "Tree" typically means a woody plant with a diameter of 5

inches measured at a height 4.5 ft from the ground or a stump diameter exceeding 6 inches. However, the
buffer rules also include "woody vegetation" such as shrubs. [15A NCAC 02B .0610]
2. I see the the 10ft x 20ft dock (200 sq ft) and the 14ft by 22ft boathouse (308 sq ft) for permanent impacts (plus
the seawall). Does this sound right? Are they going to be doing any excavation outside of the footprint of the
dock or boathouse as shown on the aerial sketch?
3. You asked about temporary impacts below. Are they anticipating temporary construction impacts within the
first 12 ft of the shoreline down the entire length of the 70' shoreline (840 sq ft)?
4. How far above the ordinary level of the lake will the seawall extend (how high)? How far below the ordinary
level of the lake will it extend (how deep will it go)? How wide is it (if you're looking at it from above like an
aerial photograph)?
5. How far into the property is the boathouse being excavated? It looks like about 7ft on the aerial sketch.

6. I see the 6ft wide by 60ft long gravel pedestrian access trail. Will this trail result in the removal of trees? Will the
builders be accessing the shoreline from this trail?
7. Your permanent impacts below of 70' by 50' seems like you're requesting to remove all of the vegetation within
the buffer, which seems excessive. Please provide more information regarding these impacts.
8. For a temporary construction road, which would require that the disturbed area is restored to pre -construction
conditions and replanted within 2 months of construction completion, you would only need to request impacts
within the buffer, not the entire length of the property (350'). So it sounds like you are requesting a 15' wide
temporary construction corridor that goes down through the 50' of buffer, which would be 750 sq ft. Does this
sound correct? Is this going to be in the same area of the permanent 6' wide gravel trail?

I hope you are doing well and keeping your head above water ;)
Our 30 day prefiling window will be coming to a close this weekend and I am working on the Shoreline Stabilization
application. I have been working on pulling numbers and details for questions 8-10 and wanted to run them by you
before I submit the application.
Our waterfront is about 70' long and we plan on a 10X20 dock with a 14X22 boat slip/boathouse.
8. Permanent Impacts - about 800-850 sq ft?
Temporary Impacts? Length of waterfront X ? (12' out from shoreline?)
9. Permanent Impacts - 3800 sq ft? (70x50 plus a little?)
Temporary Impacts - 3500? - 350 (length of property) X ? (10-15' for corridor?)
10. Vegetation - estimate about 25 mature trees in the 50' buffer with 6 at water's edge. Is there a certain trunk
diameter/ tree height to determine what counts in that number?
Any guidance you can provide would be appreciated.
