Title of Signing Page 2 of 6 FTSE 10-18 DAMS • MARTIN • POWBLL dmp ENGINEERS & SURVEYORS OP Overview: The proposed Covington Ridge development is located on a 38.2 acre parcel in the City of Trinity in Randolph County. The property is located along Unity Street approximately 0.3 miles north of NC 62. The proposed development will include townhouse units and a commercial outparcel. This submittal is only for Phase 113. Other permit applications will be submitted in the future for later phases. Existine Site Description: The site was primarily grassed with a pocket of wooded area on the eastern side. A ridge runs north to south roughly through the middle of the parcel. The western portion is flatter and slopes toward Unity Street at ±2%. The eastern portion is steeper and flows toward a stream near the middle of the eastern parcel line. Slopes in this portion are more variable and are generally between 4-8%. The project encompasses the entire 38.2 acre site. The parcel property pin number is 6797239972. The soil on site consists of Mecklenburg clay loam (MeB2) and Mecklenburg loam (MaC). The site does not lie within a 100-year floodplain or the 500-year floodplain (DFIRM Panel 3710679700J). Currently, the runoff from the site runs in four main directions; to the west through an NCDOT cross pipe and into a drainage system that sends flows to a regional storm water pond, to the east into tan existing stream, to the south into NCDOT line drainage, and to the northeast. The property lies within the Uwharrie River (13-2- (0.5)) watershed in the Yadkin Pee -Dee River Basin. Proposed Project Description: The proposed project consists of a new townhome subdivision, including roads, sidewalks, and associated utilities. Access to the site will be provided via two (2) entrances on Unity Street and an additional entrance through a shared access through the parcel in the southeast. A total of 235 townhouse units will be constructed, with 76 units constructed as part of Phase 1B. Sewer Construction: The project will use gravity piping and manholes with separate gravity services and cleanouts for each unit. Proposed sewer improvements for Covington Ridge Phase 1B will tie into proposed sewer improvements for Covington Ridge Phase 1A, which was previously permitted under Permit Number WQ0043283. Phase 1B will include approximately 2,195 LF of 8" SDR 26 PVC and 125 LF of 8" DIP. The proposed sewer system for the Covington Ridge Subdivision will tie into the City of Trinity's existing sewer system that eventually carries flows to the Hamby Creek WWTP, Permit Number NC0024112.
