PROJECT SUMMARY: The applicant proposes install 2 boatlifts (1 covered), pier, partially covered platform, finger
piers and jetski lift.

Mr. & Mrs. Cody Cordon have submitted a CAMA Major Permit application for the installation of a
new pier with platform, boatlift, covered boathouse and jetski lift located on their property off SR#1346 at
225 Sabre Point Drive, Bath, Beaufort County, North Carolina. The lot is currently stabilized with a vinyl
bulkhead as well as an existing jetty and construction of a single-family dwelling is under way. There is one
lot on site totaling .90 acres or 39,204ft2 in size and has a total shoreline length of+248 linear feet on Bath
Creek and sits approximately 7.7' in elevation above the Normal Water Level (NWL). The upstream and
downstream edge of the property abut bulkheaded shorelines with grassed upland yards.
Both the downstream and upstream properties have bulkheads along with piers, platforms and
boatlifts. The upstream and downstream property each have upland development consisting of a single
family residence.
Bath Creek is classified as SB NSW by the Environmental Management Commission at the project
site. Bath Creek is designated as inland fishing waters by NC Wildlife Resources and the site is in an inland
primary nursery area. At the time of field visit by DCM staff no SAV's were present. The property is also
subject to the Tar -Pamlico Riparian Buffer rules enforced by the N.C. Division of Water Resources.
Project description
The applicant proposes to construct a 6' by 105' pier with a 20' by 20' platform with a 10'x10'
covered section, 13' by 13' boatlift, swinging jetski lift, finger piers, and a 40' by 16' covered boathouse.
The entire docking facility will be located in the Public Trust Area of Bath Creek.
Anticipated impacts
The project will result in short-term localized turbidity from the construction of the pier, platform,
boatlift, finger piers, jetski lifts and boathouse within a Public Trust Area. The total project will result in
1,814ft2 of shaded river bottom and will use 1,184ft2 of the homeowners 1,9802 of allowable shaded
platform area.

Mr. Cody Cordon has submitted a CAMA Major Permit application for the installation of a pier with

This office has reviewed the proposed project with regard to rules found in Subehapter 7H concerning
development in an Estuarine Water and Public Trust Area. It is staff s recommendation that the proposed project is
consistent with 07H.0208 (6)(B) which states in part "The total square footage of shaded impact for docks and
mooring facilities (excluding the pier) allowed shall be eight square feet per linear foot of shoreline with a
maximum of 2,000 square feet." Mr. Cordon's proposal includes 144ft2 of finger piers a 400ft2 platform and a
640ft2 boathouse making his total shading impact 1184ft2 of his allowed 1984ft2.
The applicant has justified a need for a covered boatlift greater than 400ft2 by stating they own a boat that
has an overall length of 34'.

Dear Mr. Grandy:
I own a private residential lot on Bath Creek. My lot is approximately .9 acres and I have 248 feet of
shoreline. Presently the lot is bulkheaded with a jetty located near the center of my bulkhead. I would
now like to pursue additional permits to better access the water and safely store my watercraft.
Enclosed is my application for a Major CAMA application to construct the following:
1: 105' long by 6' wide pier with a 20' wide by 20' long platform at the end. A 10' by 10' section of the
platform will be covered.
2: A 16' foot wide by 40' long boathouse with a lift is proposed parallel to the North Side of the pier to
accommodate by 28' boat with a bracket and then motors, making overall length 34'. To access the boat
an uncovered 4' by 16' dropped access pier is proposed on the West end of the boathouse. Also, under
the boathouse a 2' by 40' dropped access pier is planned on the North side of the boathouse.
3. An uncovered 13' wide by 13' long boat lift is planned perpendicular to the pier on the South side of
the main pier. A dropped finger pier for access to the boatlift will also be constructed perpendicular to
the pier 4' wide by 14' long with 1 jet ski lifts proposed on this finger pier.
The project proponent hereby certifies that all information contained herein is true, accurate, and
complete to the best of my knowledge and belief.
The project proponent hereby requests that the certifying authority review and take action on this CWA
401 certification request within the applicable reasonable period of time.

pier on the South side of the main pier behind the platform. A dropped finger pier for acess to the boatlift will also be
constructed. It is proposed to be 4' wide by 14' long. A swinging Jet Ski lift is proposed to be attached to this finger pier.
