THIS SPECIAL WARRANTY DEED, effective February 1, 2021, by and between
ELDRIDGE C. HANES and JANE G. HANES, whose mailing address is
r �co`llectively, "Grantor"), to CLAYTON
PROPERTIES GROUP, INC., a Tennessee corporation, whose mailing address is 5000
Clayton Road, Maryville, TN 27804 ("Grantee"). The designation Grantor and Grantee, as used
herein, shall include said parties, their heirs, successors, and assigns, and shall include singular,
plural, masculine, feminine or neuter, as required by context.
WITNESSETH:
That the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, does hereby grant, bargain, sell and convey unto the Grantee in fee simple,
all that certain lot or parcel of land situated in Forsyth County, North Carolina and more
particularly described as follows (the "Property"):
See Exhibit A attached hereto and incorporated by reference herein.

and the terms of the submitter agreement with the Forsyth county Register of Deeds.
TO HAVE AND TO HOLD the Property and all privileges and appurtenances thereto
belonging to the Grantee, their successors and assigns in fee simple forever.
AND THE GRANTOR covenants with the Grantee, that Grantor is seized of the Property
in fee simple, has the right to convey the same in fee simple, that title is marketable and free and
clear of all encumbrances, and Grantor will warrant and defend the title against the lawful claims
of all persons claiming by, under or through Grantor. Title to the property hereinabove described
is subject to the following exceptions:
(i) ad valorem real property taxes not yet due and payable; (ii) applicable
zoning ordinances; (iii) rights -of -way of existing public roads and streets; (iv)
recorded general service line and utility easements; and (v) such other easements,
conditions, restrictions and encumbrances of record.
