3. 3 sets of revised plans equal to the number of departments commenting. Please include a digital copy of
the site plan in PDF format on disk or CD and (1) 8'/Z" x 11" reduction with every submission of
plans. NEW
Please return revisions within 10 working days.
When you return revised plans, please bring them to the Planning Department, Development Plans Review
Center, 3?d floor One Exchange Plaza. Plans are opened and logged-in each day at 3:00 pm, distributed to
review staff and discussed each Monday afternoon.
Special notices:
1. The time expectation for the first and second (if necessary) staff reviews is 10 days from the Friday
following the day of submission. 10 working days of the date on this comment sheet. If plans cannot
be resubmitted by this time, please contact the plans review coordinator for assistance. If the staff
review time exceeds the 10 day expectation, the staff review coordinator will contact you, explain
the reason for the delay in review, and commit to a new response time.
8. The development has just enough parking to support 2-bedroom units, please indicate how over flow
parking will be handled. Where will visitors park?
9. Can't find the transit easement; please show.
10. A map will be required to be recorded indicating the density transfer from the right of way. This must
include total area being transferred out along with number of units being transferred out of the right of
way. A note will be required to be placed on the map: A density transfer has been utilized from the xxx
dedicated right of way along xxxx Road and this density has been transferred into lot xxxx and the
dedicated right of way is not eligible for reimbursement.
11. Will the density be transferred out of the right of way or CM, please specify and why does the plan
require a density transfer?
12. A slope easement along both sides of Woodlawn Drive may be required. You may wish to check with
Transportation concerning this issue. I understand that both lots will be under one owner now but it may
not in the future.
13. The section of parking that makes a left into the buildings must be widen to a 28', if this area is 28'
please show the dimension.
14. Can the detention Pond #1 be maintained without disturbing the Conservation Management area?
15. A re-review will be required once the plans are submitted, please include check for $750.00.
Third Review Comments (6/1/07)
1. Legal documents will be required for the transit easement. Conditions of approval.
2. Construction drawings will be required
3. With the dedication of the right of way for Jelyn Drive this dedication creates a subdivision, please
submits a subdivision application and subdivision plan along with subdivision fee. Please submit this
with this next submittal of the group housing revision.
4. Conservation and fire have outstanding issues.
5. Please label lots 2 on lot 2 as Open Space. Please show the lot number mthe lot.
Fourth Review Comments (8/16/07)
1. Construction approval will be required.
2. Please include on the front cover S-66-07 along with GH-1-07.
3. Legal documents will be required for the transit easement. Conditions of approval.
4. Conservation and Forestry have outstanding issues.
5. Please remove the note concerning the density transfer from lot 2 to lot 1. Only in a cluster can density
be transferred. The density can be transferred out of the right of way as shown. Label on lot 2
"permanent open space" and remove the note. You may show a note on the plan that indicates lot 2 is
part of the development and will be used and permanent open space.
6. A re-review fee will be required, please include a check for $750.00.

First Review Comments (2/5/07)
1. if construction plans for public and private streets or utilities shown on this plan are required, they must
be approved by the Public Works Department prior to issuance of permits or recording of any plat for
this development. Contact David Thompson @ 516-2164 for construction plan submittal.
2. Add 15'x350' sight triangles for the proposed site driveway.
3. Add a note stating: "Within the sight triangles shown on this plan, no obstruction between 2 feet and 8
feet in height above the curb line elevation shall be located in whole or part. Obstructions include but
are not limited to any berm, foliage, fence, wall, sign, or other object".
4. Relocate the proposed access on Valley Stream Drive onto Kyle Drive.
5. Dimension the non-curb and gutter portion of Kyle Drive.
6. Construct a 5-foot concrete sidewalk on Kyle Drive.

First Review Comments (2/8/07):
1. Based on City Council resolution (1993) 208, that established a policy requiring developers of tracts
outside the City limits that are connected to the public utility system to petition for annexation into the
City Limits at the time of development of the property, a condition of approval of this plan will be that the
owner submit a petition for annexation after the approval of the preliminary plan, and prior to recordin
of lot or issuance of any construction permits. Karen Duke (516-2654) can provide information on g
petitions for annexation.
2. Please remove "S" and replace with GH-1-07 to the front cover of the drawing set for ease of reference.
3. Please show the CM on the map along with the wide of the CM. Please remove all buildings/ pavement
from the CM. It is difficult at this time to indicate exactly where the CM is located.
4. Please correct the zoning on the cover sheet to read R-10 with CM.
5. Please show the correct date/application on the cover sheet. This information can be taken from the GH
application that was completed.
6. Need to know the number of bedrooms. This information is required for parking calculations. The cover
sheet indicates data information shown on sheet 2 but can't find this information on sheet 2.
7. It is shown on the plan that no transitional protective yard is required. Please see code section 10-
2082.9(b)(3) Transition yards next to vacant property. If the density of this project exceeds 7-units an
acre a transitional protective yard is required adjacent to the vacant property. This yard will be %2 of a
type "D" yard.
8. Please show total acreage of open space required total acreage provided. This needs to be shown in a
site date table.
9. Please show total acreage of tree save area and indicate if the tree save area is located with prima,
secondary, etc. This needs to be in a site data table. rY
10. On sheet 4 of 7 please explain this information shown. What do the heavy dark lines represent? What is
the 1.73-acres across Kyle Drive represent?
11. On sheet 4 of 7 "Kyle" is located in the middle of Valley Stream Drive?
12. How will someone including heavy equipment get to Detention Pond #1 to clean or repair this area? It
seems as if the dumpster is currently located in the path of the pond.
13. Please show the zoning to the south.
