Minutes of 1612 Front Street Homeowners Association Meeting
Saturday, November 7, 2020
Call to Order: An Annual Meeting of the 1612 Front Street Homeowners
Association was via Email November 7, 2020 due to concerns of the
COVID 19 Pandemic. The meeting was initiated by email at 9:30am.
Current Board Members: President: Keith Killinger, Vice President: Cliff
Ransdell and Secretary -Treasurer: Ralph Lyon.
Attendees: All members were contacted via email or in person.
New Member Recognition: None
Approval of Minutes: A motion was made by email by the Secretary /
Treasurer & seconded by Cliff Ransdell to approve the minutes of the last
annual meeting that was held December 14, 2019. The motion was
approved by email and voice vote.
Additions to Agenda: None.
Old Business:
Pond: Pres. Killinger gave a report on Pond and new aerator. Discussion
included drainage repair. Pres Killinger closed by saying further
developments/progress would be sent out to all.
Landscaping/Irrigation System: There were no comments good or bad
about current contract. Pres. Killinger is still exploring other options before
executing of the March 2021 contract. The new gate for Lennoxville
Road/Laurel Lane was discussed with a completion time around March
2021. The Dock area and floating dock are items to be worked as well.
Kayak Storage & floating dock efforts were updated. Members were
canvassed as to number of Kayak slips needed.
Neighborhood Cookout was a great success. A Clean-up in conjunction
with Cookout is also projected in March 2021 timeframe.
Mulch choices for 2020-2021: Houses 105-121 are Pine Bark Mulch and
101 and 103 are Pine Straw.

New Business: None
HOA Finances: Pres. Killinger gave details of this year's budget. The
budget ended in great shape. The finances are deemed excellent and
discussion was at some time to partial reimburse reserve. Therefore, Board
sees no need to raise dues. Answered question on what constituted our
Financial liabilities. Recommendation and approval of Budget with the
recommendation that 2021 dues will be $640 a quarter and the annual
dock dues will be $240.
Elections: Voting was by secret ballot (one per house address). The newly
elected board: Keith Killinger, President; Cliff Ransdell, Vice President; and
Ralph Lyon, Secretary and Tom Carter, Treasurer.
Next Proposed Annual Meeting Date: Nov 6, 2021.
Adjournment: The email motion meeting was made and seconded_
Meeting adjourned at 10:35 am.
