The life estate reserved by Grantee does not include any rights to timber on said land, proceeds of timber sales from said lands, or the right to receive farm rental income. Grantee has agreed to pay ad valorem taxes. TO HAVE AND TO HOLD said lands and premises, subject to said life estate reserved above, unto the Grantee, and his heirs and assigns, to his only groper use and behoaf forever in fee simple, And the Grantors covenant with the Grantee, that Grantors are seized of the premises in fee simple, have the right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances and that Grantors will warrant and defend the title against the lawful claims of all persons whamsoever.
