LIFE ESTATE RESERVED: The Grantor LQMIE McL£AN COLEMAN saes hereby reserve
unto herself a life estate, however she conveys to Grandee the right to sell
and harvest timber from said lands and the right to receive all farm rentals.
The life estate reserved by Grantee does not include any rights to timber on
said land, proceeds of timber sales from said lands, or the right to receive
farm rental income. Grantee has agreed to pay ad valorem taxes.
TO HAVE AND TO HOLD said lands and premises, subject to said life estate
reserved above, unto the Grantee, and his heirs and assigns, to his only
groper use and behoaf forever in fee simple,
And the Grantors covenant with the Grantee, that Grantors are seized of the
premises in fee simple, have the right to convey the same in fee simple, that
title is marketable and free and clear of all encumbrances and that Grantors
will warrant and defend the title against the lawful claims of all persons
whamsoever.
IN WITNESS WHEREOF, the Grantors have hereunto set their hands and seals the
day and year first above written.
