The original warehouse facility was constructed in 2000 with subsequent building additions and site modifications in 2007. No permanent stormwater control measures were included with previous construction and none currently exist on the property. The site encompasses roughly 273.3 acres and splits two major drainage basins with roughly 170 acres draining to Town Creek and 103 acres draining to Crane Creek, both Class C waters. Existing surface waters on the property total approximately 1.35 acres, including portions of Town Creek and two unnamed tributary streams, yielding a net site area of 271.95 acres. The existing built upon area within the property measures approximately 25.5 acres, or 9.38% impervious. Accordingly, the site generally qualifies as low density under stormwater rules. The current project will add improvements to aid in in -bound truck traffic management (stacking and parking areas) along with employee and contractor parking. In total, the proposed improvements will add approximately 6.2 acres of new built -upon area. For purposes of stormwater permitting, the site should continue to qualify as low density based on the following: Project Density = 6.2 acres / (271.95 acres — 25.5 acres) = 2.5% In compliance with low density design requirements, the new driveway and parking areas have been designed either without curb and gutter (except at required tree islands) or with regularly -spaced curb cuts to allow stormwater runoff to sheet drain overland through existing vegetated areas or discharge to new grass swales to the extent practical. At the entrance driveway low point, drainage collected from the roadside ditches is to be piped under the pavement and down the adjacent fill slope to a stabilized outlet at the base of slope (Drainage Structures STCB-2 to HW-1). This drainage system will collect approximately 4.2 acres of drainage area with an associated 10-year discharge of approximately 26.9 cfs. Accordingly, a pipe will be used to control the drainage and maintain stable slope conditions. Approximately 500 LF of vegetated outfall swale exists beyond the toe of slope to the downstream discharge point at the property line. All proposed construction and stormwater outlets will occur at least 300 LF upland of any existing surface waters and will drain through existing vegetated buffers that are to remain. Grass swales and stormwater outfalls have been designed to convey the 10-year design runoff in a non -erosive manner as documented in the attached calculations.
