The Town of Cary Development Review Committee is pleased to inform you that your plan is approved, effective February 28, 2022
SCOPE OF WORK APPROVED: Development of 190 single-family lots and associated Amenity Center along with the associated
street, sidewalk, utility, trails, CGA, and stormwater management infrastructure. Offsite roadway improvements to Morrisville
Parkway/Lewter Shop Road are also proposed with this project. The Wake/Chatham County line runs thru the middle of the project.
DURATION AND EFFECT OF APPROVAL
• Substantial Commencement by February 28, 2023
• This approval shall become null and void if the applicant fails to substantially commence work authorized by this approval prior to
the date noted above
CONSTRUCTION COMPLETION
In no case shall this plan or parts of this plan be valid if work is intentionally or voluntarily discontinued fora period of not less than
24 months. If a plan is deemed to no longer be valid, the owner or applicant will be required to resubmit for approval a plan that
meets current development ordinances unless otherwise noted in this Ordinance.
No change(s) may be made to the above -referenced development plan unless approved bythe Town of Cary.
SITE DEVELOPMENT PROCEDURES AND NOTES:
Unless stated otherwise in this letter, all permits, procedures, and development fees addressed in the original letter of approval
remain in effect as so noted.
PAYMENT OF FEES:
• Before a pre -construction meeting can be scheduled and anywork begin on this project, all fees included in the attached
Statement of Fees must be paid either online (following the below instructions), by phone (311 inside Cary, 919-469-4046
outside Cary), or by check.
• Failure to do so may result in delays to processing times for related applications and permits, and may also result in the Town
initiating appropriate enforcement action in accordance with Chapter 11 of the LDO. Such action may include, but is not limited
to, issuance of civil penalties and/or withholding issuance of building and occupancy permits.

• Mail your check (payable to Town of Cary) to Development Services, PO Box 8005, Cary, NC 27512 -you must reference your
Development Plan number on the check. If paying by check, allow approximately 2 weeks for us to receive and process
the check.
REQUIRED DOCUMENTS

• bOne (1) complete 11" x17" set of the signed approved plans
• oCompleted Grading Permit Application Packet and accompanying

Please also drop off two hard copies of the plans to Jordan Hall - 908 N. Harrison Ave
• A Soil and Erosion Certificate of Compliance must be obtained from Town of Cary Stormwater Management prior to issuance of
any building permits.
PRE -CONSTRUCTION MEETINGS:
• E-mail 311 (a)townofcary.org to arrange a pre -construction meeting prior to any construction activity and after the above
requirements have been met.
• Pre -construction meetings are available weekly on Tuesdays between 1 pm-3pm and Thursdays between 10am-12pm on a first
come first serve basis.
• Once all requirements have been meta Pre -construction meeting should be scheduled a minimum of 3 business days prior to the
meeting date.
A Record Drawing of this plan set per Section 10000 of Town of Cary Standard Specifications shall be provided to the Town at the
conclusion of development, and prior to the final site inspection. This final set shall include all revisions, Minor Alterations, field
changes, and other modifications to the original approval so that the site inspector has the most accurate plans possible to perform
their inspection.
ADDITIONAL APPROVALS REQUIRED
Constructing and/or occupying buildings or other structures
• A building permit issued by the Town of Cary is required prior to commencing the construction, alteration, repair or
removal of a building or structure, or part thereof, including interior and/or exterior work.
• A building permit is required prior to a change in the use or occupancy of any existing building, or part thereof,
regardless of work (interior or exterior) to be performed on the building.
• All required building permit and development fees will be due prior to the issuance of a building permit. For questions about
building permits, inspections or fees, contact Development Services at (919) 469-4046 or dre@townofcary.org.
No Certificate of Occupancy or Certificate of Compliance maybe issued until all on -site and off -site improvements have been
completed unless otherwise approved by the Town of Cary.
SIGNS
• Signage is a separate application and approval process and has not been reviewed or approved as part of this development
plan.
• A sign permit must be obtained prior to erecting any permanent or time -limited sign(s) on the property.

This is to certify that VPTM Young Farm LBLLC c/o Taylor Morrison of Carolinas. has received
approval from the Town of Cary to engage in land disturbing activities at Young Farm; 21-DP-2652.
Location: 10209 Morrisville Parkway.
This ENVIRONMENTAL PERMIT is issued and accepted subject to the following conditions:
1. All soil erosion and sedimentation control devices shall be installed in accordance with Town of
Cary Standard Specifications and Details.
2. The Town of Cary may inspect the site at any time following the issuance of this Permit and may
require additional measures to be installed in lieu of or in addition to those measures shown on
the approved Soil Erosion and Sedimentation Control Plan where deemed necessary.
3. Grading permits that denude one or more acres must comply with the National Pollutant
Discharge Elimination System. This grading permit covers you under the general permit
regulated by the State of North Carolina Division of Water Resources.
4. Applicant must call 460-4934 or 462-3886 for an on -site inspection and receive a CERTIFICATE
OF COMPLIANCE for Soil Erosion and Sedimentation Control prior to proceeding with site
grading, utility installation, and building permit application.
5. A copy of the approved Soil Erosion and Sedimentation Control Plan and this Permit must be
available on -site at all times.
6. Any failure to execute
the provisions of this
permit, the approved Soil
Erosion and Sedimentation
Control Plan, or any
other provisions of
the Soil Erosion Control
Ordinance shall result in
immediate legal
action
by the Town of Cary
to the limits prescribed by
the Ordinance.
