Beginning at an Iron Pipe to the South of Millar Harris Lane in
the Northwestern Corner of this parcel where it adjoins the
Jordan realty (828/081); thence running from the said Iron Pipe
South 68 deg. 19 min. 24 sec. West 118.36 ft. parallel to the
Millar Harris Lane to an Iron Pipe; thence turning and running
from the said Iron Pipe North 24 deg. 00 min. 04 sec. West 110.54
ft. with the Jackson /Odum realty (980/377) to an Iron Pipe; thence
continuing and running from the said Iron Pipe North 24 deg. 00
min. 04 sec. West 39 ft. with the Jackson /Odom realty (980/377) to

This Description is in accordance to the attached Map of
Survey by Hood Richardson, RLS, dated 12/14/93 and entitled
"Property of Michael D. Bowers ". This Map of Survey is
incorporated herein for a more complete and accurate Description.
Restrictions:
This conveyance is subject to those-Restrictions contained in
those Deeds of record in Book 848, Page 963 Book 666, Page 838 and
Book 500, Page 202 of the Beaufort County Registry. These
Restrictions are as follows: The land is sold, subject to this
Reservation unto Grantees, and Restriction as to use, that, when a
dwelling or camp of whatever form is erected thereon, it shall be
of attractive frame or block or other construction, and septic
tank provision shall be made for disposition of sewage and
garbage. There shall be no outdoor toilet, nor shall garbage or
sewage be thrown or drained into the lane ditch or the river; and
tin cans and similar or other debris shall be hauled away by
grantees or their assigns to a proper disposal station. These
shall be permanent Restrictions to the use of the land hereby
conveyed.
Permanent Easement:
This conveyance contains an Easement set forth in those Deeds of
record in Book 848, Page 963 and Book 500, Page 202 of the
Beaufort County Registry. This Easement is as follows: There is
conveyed hereby, also, permanent easement over the aforesaid Lane
for ingress and egress from and to the Gum Neck Road to the Ditch
Landing (Millar Harris Landing Ditch) at the South of the
aforesaid Lane Ditch, with right of use and access to said Landing
along the Lane, for small boats belonging to the Grantees.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all
privileges and appurtenances thereto belonging to the Grantee in fee
simple.
And the Grantor covenants with the Grantee, that Grantor is seized
of the premises in fee simple, has the right to convey the same in fee
simple, that title is marketable and free and clear of all encumbran-
ces, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever except for the exceptions
hereinafter stated.
Title to the property hereinabove described is subject to the
following exceptions:
1. The Right -of -Way associated with Millar Harris Lane.
2. All matters revealed by the Incorporated Map of Survey.
3. The rights of others to the use of the Landing Ditch Canal.
4. Taxes for 1994 and subsequent years; 1993 taxes have been paid.
5. The Restrictions set forth above.
