RE: Glennstone Subdivision

Dear Ms. Lucas:
Thank you for your comments related to the 401 application for Glennstone subdivision. As we discussed
via phone and email several months ago, the site will be developed at less than 30% built-upon area. As
discussed I have not included pond revisions for your review since the proposed density no longer
triggers DWQ review of the ponds. The site is located in the Town of Kernersville and as such the
watershed plan will be approved by the Town of Kernersville. They will enforce the built-upon area limit
and ensure that it does not exceed 29% as indicated on the attached plan. The Town of Kernersville
requires that watershed regulations be addressed prior to issuance of a building permit, so they will
continue to enforce this limit in perpetuity. The Town of Kernersville also requires that each lot have
clearly indicated on a plat the maximum impervious surface allowed, so future homeowners will be made
aware of this restriction through their plats.
