Dear Mr. Rindner:
Our office has prepared the approved construction plans fir the referenced project.
The project consists of 142 fats located on 64.14 acres (:2.2) Dt.1A}. The anticipated average
impervious area per lot is between 2500 and 351)0 square feet. The roadways and sidewalks
consist of 5.83 acres of impervious area. With using a.n average impervious area per lot of
3200 square feet, the total impervious area would not exceed 30°fo using a net acreage of
54.93 acres which excludes 9.21. acres ~,f flaadplain. Due to the prnpased amounts of
density azld impervious areas, na starn~water controls where required by the Town of
Matthetivs.

expected that based on similar projects in the area in which 3,400 SF was allotted
(Gilead Ridge) for TO' wide lots and 3,000 SF was allotted for 70' lots (Villages at
Rosedale), that the average of 3,200 sQ. ft of impervious area per lot is a reasonable
allowance for the proposed 65 ft. lots. At these ofher project locations the actual
