GENERAL WARRANTY DEED
ALAMANCE COUNTY
THIS DEED made as of the // day of April, 2019, by and between SCOTT/MAYO
PROPERTIES II, LLC, a North Carolina limited liability company("Grantor"), whose address is 840
Plantation Drive, Burlington, NC 27215, and SCOTT/MAYO PROPERTIES III, LLC, a North
Carolina limited liability company ("Grantee") whose address is 840 Plantation Drive, Burlington,
NC 27215. The designation Grantor and Grantee, as used herein, shall include said parties, their
heirs, successors and assigns, and shall include singular, plural, masculine, feminine or neuter, as
required by context.
This is not the personal residence of Grantor.
WITNESSETH:
That the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple, all that certain lot or parcel of land situated in Melville Township, Alamance
County, North Carolina and more particularly described on Exhibit A attached hereto and made a
part hereof.
The property hereinabove described was acquired by Grantor by instrument recorded in Book
3506, Page 227 Alamance County Registry.
Maps showing portions of the above described property are recorded in Plat Book 65, Page
177, and Plat Book 77, Page 155, Alamance County Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee
simple, has the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
All easements, restrictions and rights -of -way of record and the lien for ad valorem
taxes for 2019 and subsequent years.

BEING a tract of land containing 249.01 acres, more or less, according to a survey entitled "Final
Plat, Property of William C. Scott and Jane M. Scott, made by Robert E. Boswell, Surveyor, dated
August 1, 2000, a map of which is recorded in Plat Book No. 65, at Page 177, of the Alamance
County Registry.
SAVE AND EXCEPT FROM THE ABOVE -DESCRIBED PROPERTY those certain Lots IA,1B
and 2 as per plat thereof recorded in Plat Book 77, Page 155, in the Office of the Register of Deeds
of Alamance County, North Carolina.
