Yes! We have a swale designed but it carries private runoff so it is maintained for the property
owner. There is one vacant lot that although we don't think would be developed it technically
could. since its an existing lot of record the construction of one single family home couldn't
require water quality. We are just very constrained by the property in the south and the amount
of runoff that drains to that system.

Sue,
Yes, you are right our proposed plan calls for a vegetated swale to direct stormwater
from the all lots into the existing yard inlet. And the owner (church) will be responsible
for all yard maintenance. Thanks, please let me know if you have any more questions.

Ade,
Your plans show a proposed swale to direct stormwater from the lots
(grassed area and playground I think) into an existing yard inlet. Can
you tell me if the swale will be designed as a vegetative swale and
who will be responsible for maintenance of the swale? One thing I
need to ensure is that the stormwater that is treated by going
through the buffer now, is treated to the maximum extent practical.
If either of those lots want to build more impervious in the future
would the City be responsible for ensuring diffuse flow or a
stormwater BMP under the Jordan rules or would you consider it
grandfathered? This might be a question for Virginia. Thanks.
