WITNESSETH:
For valuable consideration from Grantee to Grantor, the receipt and sufficiency of which is hereby
acknowledged, Grantor hereby gives, grants, bargains, sells and conveys unto Grantee in fee simple, the
following described properties located in Union County, Sandy Ridge Township, Town of Waxhaw, North
Carolina, more particularly described as follows (collectively, the "Properties"):

The Properties having been previously conveyed to Grantor, if at all, by instrument recorded in
Book 6853, Page 848, in the Union County Register of Deeds.
All or a portion of the Properties do not include the primary residence of Grantor.
TO HAVE AND TO HOLD unto Grantee, together with all privileges and appurtenances
thereunto belonging, in fee simple, subject only to the exceptions hereinafter provided, if any.
Grantor makes no warranty, express or implied, as to title to the Properties hereinabove described.
All references to Grantor and Grantee as used herein shall include the parties as well as their heirs,
successors and assigns, and shall include the singular, plural, masculine, feminine or neuter as required by
context.

EXCEPT FOR AND EXPRESSLY EXCLUDING ANY FUTURE DEVELOPMENT AREAS AND
