You don't need a modification. This is a simple plan revision to show the
development of some of the previously permitted 55,000 sq. ft. of BUA allocated for
future development. i will return the check to Fleco Attachments, along with a copy
of this email, since plan revisions don't require a fee.
The project will be assigned a reviewer and an approval letter for the plan
revision should be forthcoming in about 60 days or so, maybe sooner.

Dear Rhonda:
In response to Linda's email comments; dated April 7, 2008, for the above
referenced project, we offer the following:
1. This is a modification. For some reason the margins would not let that
section print. We have fixed the problem and reprinted page 1 of the
application.
2. The BUA is not increasing. We are only reducing the future area and adding
to the proposed. The pond is already sized and permitted to handle this total
volume. Page 2 of the application has been corrected and is enclosed.
3. We have darkened the existing areas to be more legible, but it is important
that the proposed be darker so the contractor knows what to build.
Please review for approval and contact us with any questions, comments or if
you need additional information. Thank you.
Sincerely,
Tripp Engineering, P.C. ^

I have 2 permits for this project. The original from December 1998 for 84,291 sq.
ft. BUA and the mod. from January 2007 which appears to increase the total BUA to
158,126 sq. ft. This latest application is for 208,727 sq. ft. Am I missing
something? I've asked for the file to be pulled so I can see if any errors have
occurred in the January 2007 mod. Chris was pretty new then, and he may have made
an error in the permitting of the modification.
Additionally, the latest application says that the existing BUA is 103,126 and the
proposed BUA is 158,126, which was already permitted back in January 2007. From
this application, it appears that 103,126 existed from the 2007 permit and that
158,126 is being added now, for a grand total of 208,727. Is this correct?
If you're just showing how a previously permitted bloc of future BUA is being used,
then you do not need to submit a modification. That situation can be covered by a
simple plan revision.
I understand about contractors needing to know what to build, but we have to know
what's been permitted and we need to be able to read the approved plans in order to
inspect and maintain compliance with the permit. As I repeated many times over the
years, when plans are modified, all of the unchanged previously permitted
information needs to be on the new plans, in a legible format. If that means you
need to draw different plans for us to make everything legible...

Phil.
The January 2007 permit for this project was written for a total of 158,126 sq. ft.
of BUA, which included 55,000 sq. ft. of future BUA.
If you are simply showing how that 55,000 sq. ft. is being developed, a plan
revision is the appropriate course of action. You should retrieve the current
package and resubmit it as a plan revision. The cover letter should explain what is
happening. The plans should contain a tabulation of all the BUA (rot just the BUA
in that lot) and the reduced future allocation, so that the approval letter can
reference the en -tPH numbers.
The plans you submitted list a BUA of only 62,101 sq. ft. This would appear to be
for just for the southwest parcel. The plans should include the BUA tabulations for
both parcels, i.e., 103,128 plus 55,000 for future development; adding 11,500 of
new building to be subtracted from the 55,000 future allowance, leaving 43,500 for
remaining future development.

On April 7, 2008, the Division received an incomplete stormwater permit application
for the subject project. The application cannot be accepter for review until the
following items are addressed:
1. Section II.1 of the application is missing. This is the section that asks
whether the application is NEW, MODIFICATION or RENEWAL. It should be located
immediately below the *II. Permit Information* header.
2. Where are the revised calculations? This modification will increase the BUA from
158,000 to 209,000 and you need to either demonstrate that the existing pond can
handle that or you need to propose changes to the pond so that the increase can be
handled.
3. The existing design information on the plans is too light to read accurately.
These plans will replace those currently approved, so please darken up the existing
previously permitted site information to make it readable.
Please address your response package to either Rhonda Hall or Jo Casmer. I am just
assisting Rhonda with the preliminary reviews for a few weeks while she catches up.
