A file review was conducted and it was discovered that this subdivision was permitted to an LLC managed by Jon Vincent, but was ,ot listed on the previously created project list for Mr. Vincent. Prior to transferring this permit to the HOA, the following compliance issues must be addressed: 1. Verify that no lot has exceeded its 3200 sf maximum BUA limit. 2. Certify that the project has been built in accordance with the approved plans. 3. Remove any trees / woody vegetation growing within the swales. 4. Maintain adequate drainage from the flume into the swale. It is not unusual for grass to grow up and over the downstream lip of the flume, causing runoff to backup onto the street. Routine maintenance should address that. 5. Maintain the perimeter system of drainage ditches. 6. The sidewalks in this subdivision were not integrated with the flume as was depicted on the approved plan, however, the lack of integration in this case, has not caused a compliance issue. Runoff from the road is still able to get into the flume and into the swale. In one instance, the drainage easement and swale were relocated but the drainage area and BUA are unchanged. 5. The flume entrances to the swales were intended to be integrated into the sidewalk by lowering the sidewalk across the flume. It aDDears that the sidewalk has not been constructed in several locations where it would have crossed a flume. Operation and Maintenance Are the SW measures being maintained and operated as per the permit requirements? For the most part, the interior curb outlet swales are being maintained There is one instance of a tree/woody vegetation growing in the swale that will need to be removed 7.
