Land disturbing on the site will exceed one acre, which requires the site to comply with the State Regulations. The stormwater runoff from the development will be directed to a dry stormwater detention pond. The entire site has a 14.03% coverage 'and falls within low -density criteria. However, a pocket of high density was created with the construction of the T-Hangar projects. The runoff from this area of 4.29 acres will be treated in a "dry" pond with a 100 foot long vegetated swale outlet. CONSTRUCTION SEQUENCE: The Contractor will install the gravel construction entrance prior to beginning any clearing and grading operations. Silt fence will be installed when and if conditions warrant during construction. The detention pond/silt basin will be constructed immediately after that portion of the site is cleared, and outlet structure with protection will be installed. Disturbed areas will be landscaped or seeded upon completion. The pond will be cleared out to its required contours at completion of construction. All grassed areas of an extended dry detention basin should be mowed at least twice annually. 2. Extended dry detention basins will tend to collect debris, and it should be removed whenever it accumulates, or at least twice annually. 3. The basin should be inspected after rain events to ensure that it is operating as designed. 4. At a minimum, items that should be included in inspections and addressed are: A. Clogging of the outlet or too rapid a release, B. Erosion on the banks, C. Erosion at the inlet and outlet, D. Sediment accumulation and the need for removal, E. Condition of the emergency spillway, and F. Woody vegetation in the embankment. SPECIAL REQUIREMENTS: 1, Jon W. BUILT UPON AREA See the Stormwater Management Permit Application for specific language that must be recorded in the deed restrictions for all subdivisions. For uniform lot sizes, complete the following calculation in the space provided below where: • SA Site Area - the total project area above Mean High Water. Wetlands may be excluded when the development results in high density pockets. • DF Density Factor - the appropriate percent built upon area divided by 100. • RA Road Area - the total impervious surface occupied by roadways. • OA Other Area - the total area of impervious surfaces such as clubhouses, tennis courts, sidewalks, etc. • No. Lots - the total number of lots in the subdivision. • BUAILot - the computed allowable built upon area for each lot including driveways and impervious surfaces located between the front lot line and the edge of pavement.
