Action Items:
➢ Specific Site Alternative Analysis--demonstrate why this site was chosen through
identifying the feasibility impediments that prevented alternative parcels as site
options, i.e. retailer requirements, utility(water&sewer,gravity v. FM/PS), road,
environmental, size,TOHS Land Use Plan/Zoning(contact TOHS for additional support
data), unavailable for purchase ***must use all parcels that were available prior to
close-2007.
➢ Demonstrate alternative Site Layouts through specific schematics to demonstrate why
this avoids and minimizes to the full extent allowable
➢ Discuss with NCDOT&the TOHS to explore any further possibility of reducing the
footprint of the thoroughfare, i.e. median, lanes, cross sections at stream crossing-

➢ TOHS Parking Ratios—Document that we are @ a functional minimum
➢ Note on plans that utilities run with the roads and no additional impacts (on site)will be
needed. Note in Bold on Plan Sheets that No additional impacts for the Residential will
be needed, requested, or otherwise
➢ Provide the TIA for Thoroughfare—Document the required Thoroughfare by the various
governing bodies
➢ Provide cost analysis on project to show why some alternatives are financially not
feasible. Determine what internal proprietary figures can be supplied and those of
which would not be required to be made public-
