Jean / Ian / Jamie,
I have two remaining pieces of information I would like to supply you with. The first is a letter from the Town of Holly
Springs. It shows that the Town understands no additional impacts will occur in the residential area. The second item is a
population analysis for the New Hill Place site and the North Hills site. It shows that the 2010 population near North Hills
(98,522) is far greater than that near New Hill (22,958). This information was obtained through Claritas/Nielsen. It is
provided to further substantiate that the New Hill site is less dense than the North Hills site, which is a reason why parking
decks are not feasible.
Please feel free to let us know of any remaining questions.
Thank you, David

Jean / Ian,
We have worked over this week to update the impact exhibits. That task is complete. The maps are large, so I had John
R McAdams Company deliver to you. Jean - your package was hand delivered to you today. Ian - your package is
being sent by UPS for delivery on Monday at the latest. If you would prefer, I can either email them to you or have
McAdams upload to their ftp site.
I have also attached a letter explaining the information contained in the exhibits as well as Mark Jenkins' information
regarding additional site selection criteria.
Please feel free to email or call my cell anytime. We appreciate your continued efforts and stand ready to respond to any
additional questions.
Thank you, David

Re: New Hill Place Development Plan
Dear David:
Per your request, this letter is to address a concern of the USACOE and
NCDWQ agencies. It is our understanding that these agencies would like
assurance that the future residential phases of your development plan for New
Hill Place will not contain any impacts to environmental features above and
beyond what you are currently receiving approval for by these agencies at this
time. To satisfy this request, the Town can place the following condition on the
New Hill Place Development Plan: "The Town will not approve development
plans for the residential outparcels of this development if they contain any
impacts not approved by the USACOE and DWQ as documented by
dated ". In addition
be aware that
,
development plans for the residential parcels will need to meet all Town
standards.
lease understand that in order to determine whether or not the plans contain
ny impacts, the designer will have to do much more comprehensive
nvironmental work (including coordinating with the agencies) prior to the
'own's preliminary plan review approval than is normally required.
you and we look forward to continuing work with you on this project.
advise if you need any additional information.
Sincerely,
tephanie L. Sudano, PE
