Dear Corey:
This is a brief narrative for the above project located at 4540 Ebert Road Winston-Salem.
This property is being developed as a single-family subdivision (with 170 lots). The
developer of this property is going to be Keystone Group, Inc. The property contains
51.33 acres. It is located in the Yadkin Pee-Dee River Basin and the receiving water
course is South Forkk,Muddy Creek(index# 12-94-13). This project is not in a water
supply watershed, it is however located in an area that has to comply to Phase II
Stormwater program issued by DEMLR. The purpose of this plan is to show the overall
watershed plan for the property and for the full design plans for the wet detention pond.
See plans for all stormwater and pond calculations. The site currently has existing BUA
on the site and only the net increase is required to be treated in the SCM. Stormwater
runoff from the entire wet detention pond's drainage basin will be conveyed to the wet
detention pond via a network of storm sewer pipes that will be designed and installed per
NCDOT standards and specifications. The storm pipe network.will enter the pond at an
elevation equal to the permanent pool elevation. The wet detention pond has been
designed per the state stormwater design manual with no modifications requested. This
project is also being built in phases and each phase of the construction plans will be
submitted to NCDENR prior to construction.
