The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors and
assigns, and shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of
which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple all that certain lot or parcel of land situated in Rowan County, North Carolina and
more particularly described as follows:
ALL of that certain tract of land located in Salisbury Township and more
particularly described in Deed recorded in Deed Book 624, at Page 951, in the Office of
the Register of Deeds for Rowan County, North Carolina, to which deed reference is
hereby made for a more particular description.
LESS AND EXCEPT all portions of said property conveyed to others since the
acquisition of the tract in Deed Book 624, Page 951.
The property herein described was conveyed to Grantor by instrument recorded in Deed Book
1273, Page 302, Rowan County Registry, from James E. Epting, Executor of the Estate of Hazel F.
Epting. See Estate File No. 15 E 578 in the office of the Clerk of Superior Court, Rowan County, North
Carolina. See also, Deed Book 750, Page 601, Rowan County Registry.

This Deed is a conveyance of the one-fourth undivided interest acquired by Hazel F. Epting at
Deed Book 750, at Page 601.
The property hereinabove described does not contain the primary residence of Grantor.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple.
And Grantor covenants with Grantee, that Grantor is seized of the premises in fee simple, has the
right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and
that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever except
for the exceptions hereinafter stated.
Easements, restrictions and rights of way of record, and ad valorem taxes for the current year.
