Ian,
I visited this place last week. It is well under way, though they have been careful to avoid the wetland areas, so far.
can't believe the % impervious, but don't know what they used for a denominator. I agree with the ad info letter. Site
plans should be required for certain lots, and explanations should be provided on how they plan to maintain the
wetland.
I filled out the BIMS inspection report with comments.

PCN indicates about 20.5% impervious, which may be a bit suspect, although my plans were small and difficult to read. This
apparently includes a portion of yet undeveloped land located south of lots 56-41. Approved storm water management plan should be
condition of any approval (or demonstration that it is not required...??) Ad info letter has asked for individual lot/site plans. This should
specifically include lots 55 and 56. There is considerable deep fill on these lots, right up to the WL line. How will the WL be maintained
after the sale? Other lots that are obviously marginal are 43&40 (mostly wet. How will WL be maintained? What provisions will be
made to maintain WL on lots 28&29?
Recommend approval ONLY after these issues have been resolved.
