The final phase of the Haw Village Subdivision consists of 28 single-family lots. The
total project area is 27.31 acres. The average lot size is greater than 20,000 sf, with
one much larger lot. The lots are served by a private water utility and will have
individual septic systems. Because of the onsite wastewater treatment, the lot grading
and land disturbance will be minimized to preserve suitable soil areas for the septic
systems on each lot. The roads will be strip paved with ditches along either side of the
street, no sidewalks are proposed.
The site generally drains towards the property lines from a central ridge. The majority of
the site is in a field with grass cover, there are existing areas with patchy cover, and a
few sparse trees. There are approximately 4.35 acres of wooded area on the western
portion of the property. There are no streams, riparian buffer or wetlands onsite. There
is no FEMA floodplain onsite.
Impervious Area
Approximately 1,525 If of new roadway will be created with a ROW width of 50 ft and
a road width of 20 feet from edge of pavement. The cul-de-sacs will be 96 ft
diameter to accommodate the County's requirement that the cul-de-sac diameter
meet fire code. No curb and gutter or sidewalks are proposed. Open channels along
the roadway will be used to convey runoff to their point of discharge. Drainage
easements are provided where necessary.
The design impervious is:
Single Family: 3000 sf house and garage
2250 sf driveway, walkways, patios, etc.
5250 sf per lot
Lot 75 Impervious (due to large lot area) = 12,250sf
27 single family lots x 5250 sf per lot + Lot 75 = 154,000 sf
Roadway: 42,560 sf
Total impervious = 12,250 + 154,000 + 42,560 = 196,560 sf or 4.51 ac total impervious
area by design (16.5% impervious)
Allowable impervious (low density) = 27.31 ac x 25% = 6.83 ac Actual
impervious = 4.51 ac / 27.31 ac = 16.5%
