Pursuant to the Clean Water Act (CWA) this notification and restriction shall be presented and
listed as an addendum to the vacant property disclosure statement and required to be issued to
prospective buyers prior to closing and before the property goes under contract.
This disclosure is to notify the prospective buyer and/or owner of lot #'s
66,31,30,20,29,56,27,28,26,73,74,64,65,47,67,71,19,18,11,4,41 that jurisdictional wetlands and streams
exist on this property. Any impacts to these wetlands or streams will require additional permitting from
the State of NC- Division of Water Quality and the US- Army Corps of Engineers. Impacts include, but are
not limited to filling, grading, piping, ditching and straightening for any purpose, including property
access driveways, septic, and building footprints. It is entirely possible that the lot may be unusable or
inaccessible without these permits. It is also entirely possible that permits may or may not be obtained
on this parcel of property. In select circumstances subject lots can be accessed via a bridge that requires
no impact to jurisdictional areas. The prospective buyer should contact the appropriate governmental
agencies and/or a competent wetlands/regulatory environmental consultant regarding the permitted
uses of this lot prior to purchase.
