Attn: Steve Teague PO Box 24788 Winston Salem, NC 27114 Re: Preliminary Wetland Delineation-220 Delray Street, Statesville, NC Dear Mr. Teague: At your request Soil & Forestry Services of the Carolinas, PA (S&FS) has performed a preliminary wetlands delineation on a 10.725-acre parcel at 220 Delray Street in Statesville, NC. The parcel is listed as PIN# 4724-87-5025 by the Iredell County tax office. The purpose of our work involved evaluating areas of the property for the presence of potential jurisdictional streams or wetlands. The location of the subject property is approximately shown on the attached Statesville West 1:24,000 USGS topo map. Scope of Work The preliminary wetland delineation involved walking the subject property to examine the soils, vegetation, and hydrology as described in the Corps of Engineers Wetlands Delineation Manual (January 1987-Final Report) as well as the US Army Corps of Engineers Regional Supplement to the Corps of Engineers Wetland Delineation Manual: Eastern Mountains and Piedmont Region (Version 2.0). For wetland designation hydric soils, evidence of wetland hydrology and hydrophytic vegetation must be present. The parcel was also evaluated for surface waters including intermittent and perennial stream channels. These features are subject to regulation by the US Army Corps of Engineers (USACE) as Waters of the US. Site Conditions The subject property currently supports a commercial truck leasing company. The facility consists of an office and attached garage for large trucks. Almost the entire property is a flat, graded parking area (see pics). A stormwater detention pond exists along the western portion of the property. Based on a stormwater management plan provided to S&FS several catch basins exist on the property that drain to the aforementioned stormwater wet pond (see attached). A review of the USGS Topo Quad indicated no stream channels mapped on the property. Surface waters from the property flow to Third Creek. The NC DWR has classified Third Creek as C waters within the Yadkin Pee -Dee River Basin. Results Based on our site visit no jurisdictional wetlands or streams were identified. A buried culvert was identified along the western property line (see pic). North of the aforementioned culvert an off -site culvert empties a few feet above the culvert on the subject property.
