Subject: RE: [External] Seven Oaks Marina
Are A, Band C also constructed of the composite? The boardwalk is placed outside the buffer.
The launch pad 30 X 40, is that concrete? If 30 ft wide, then you will have —900 sq ft of zone 1 impact, then the impact in
the water from the pad/ramps (in blue).
Also a general idea of the buffer "landscape" if that is proposed. Thanks

Alan,

I've attached a pdf copy of the full site plan for the Seven Oaks expansion showing both the lakeside and
landside development layouts. It should scale at 1 "=50' when printed on 24x36.
As suggested, I've relocated the boardwalk outside the limits of zone 1 leaving only the following footprints
inside that portion of the buffer:
• Elevated launch pad
• Launch ramp
• Pier access crossing to A,B,C, & D docks
• Access crossing to:
o Holding dock
o Launch ramp
• Access from the boat storage area to the launch pad
We're working on the other buffer impacts now and will be forwarding a landscape plan for your review and
comment as soon as it's completed. I do have questions related to the other impacts and the DMS mitigation
request .... and will call tomorrow to go over those with you.
Steven mentioned that a conditional certification and authorization could be issued for the project ... if
requested. Please proceed with those efforts and email the letter directly to Steven so he can include it in the
construction extension request we'll be filing with Duke later this week.
Call or email me if you have questions or need anything else from me at this time
Thanks,
Jim Heller
