HOLDINGS, LLC, a North Carolina limited liability company with an address of 3214
Summerfield Dr Monroe, NC 28110, party of the second part;
WITNESSETH:
NOW THEREFORE, the said party of the first part, in consideration of TEN ($10,00)
DOLLARS and other good and valuable considerations to it in hand paid, the receipt of which is
hereby acknowledged, has given, granted, bargained, and sold, and by these presents does give,
grant, bargain, sell and convey unto the said party of the second part, its successors and assigns, all

that certain tract, parcel, or lot of land in Pender County, North Carolina, bounded and described as
follows, to -wit;
BEING all of that Second Tract as described in that deed dated October 3 0,1947 from Max Mayers
and wife, Sadie Mayers to Corbett Industries, Inc. as recorded in Book 268 at Page 263 of the Pender
County Registry.
LESS AND EXCEPT all of that property conveyed by deed recorded in Book 4685 at Page 1957 of
the Pender County Register of Deeds.
LESS AND EXCEPT all of the above property located within overlapping boundaries of adjoining
tracts of the above described property.
LESS AND EXCEPT any portion of the above described tract previously conveyed by Grantor
(Seller) or its predecessors in interest.
LESS AND EXCEPT all of that 754.78 acre tract shown on that plat record Map Book 37 at Page 52
of the Pender County Registry excluding those rights conveyed by that Deed of Easement recorded
in Book 4685 at Page 1968 of the Pender County Registry.
TOGETHER WITH AND SUBJECT TO that Deed of Easement recorded in Book 4685 at Page
1959 of the Pender County Registry.
TOGETHER WITH AND SUBJECT TO that Deed of Easement recorded in Book 4685 at Page
1968 of the Pender County Registry.
Together with all and singular the lands, tenements, easements, and appurtenances thereunto
belonging or in anywise appertaining.
The property herein described does not include the primary residence of the party of
the f li rst part.
TO HAVE AND TO HOLD the aforesaid tract or parcel of land and all privileges and
appurtenances thereunto belonging to the said party of the second part, its successors and assigns,
forever.
And the said party of the first part covenants with the party of the second part, that party of
the first part has done nothing to impair such title as party of the first part received, and party of the
first part will warrant and defend the title against the lawfiil claims of all persons claiming by, under
or through party of the first part, other than the following exceptions:
1. ' Ilie lien of the 2022 Ad Valorem taxes and any rollback or deferred taxes;
2. All governmental land use statutes, ordinances, and regulations including zoning,
building, and subdivision regulations affecting the Property;
3. Hunting lease dated June 1, 2021 with Black River Hunting Club;
4. Matters which would be revealed by an accurate survey of the Property including but
not limited to any roadways or paths located on the Property and rights of others to
the use thereof;
5. All easements, right of ways, restrictions, and boundary line agreements of record.
IN WITNESS WHEREOF, the party of the first part hereto has executed this instrument
