It is 215 feet from the retaining wall to the edge of marsh. In order to reach 2'of water depth at low tide(due to Primary Nursery Area)the dock will need to extend to within 10 feet of the existing dock line between the current docks at 153 and 167 Big Hammock Point Rd.This is another 150-160 feet from the edge of marsh. So if they want to have a boat lift, or use the platform as a slip for docking boats,the length of the total structure from retaining wall to end of pier platform will need to be 365-375 feet. If it will just be an observation platform with no cleats, etc.then we can permit it to be shorter and terminate in water less than 2'at low tide. Depending on what the owner wants to do, I'll need an updated drawing.The current drawing has the total dock length at 280'. There's another wrinkle here as well. Once you get about 25 feet offshore,there's a rare situation where the water bottom is privately owned under a "submerged lands claim". It was deeded to"Grant,S.D." prior to 1970 but ownership may have changed hands since then. Currently Brian Shepard holds a shellfish franchise on this submerged land.You would need to send notification to him in addition to the standard property owners to the right and left. I spoke with a different neighbor on the street, and he mentioned that the last time this happened it was contentious. However,there are currently docks extending into the franchise area, so you may want to ask around the street and see if another dock owner knows how it went last time and what worked.
