pursuant to the Coastal Area Management Act, Section 113A-118 of the General Statutes.
Issued to Michael & Susan Wilson (in c/o authorized agent -The Coastal Cottage Company, LLC), authorizing
development in the Estuarine Shoreline (AEC) at 104 Sunset Cl., Lot 10 of Peninsula Subdivision, as requested in the
permittee's application dated 06/17/24, and received complete on 07/15124, This permit, issued on 07/17124, is subject
to compliance with the application and site drawing (where consistent with the permit), all applicable regulations and
special conditions and notes set forth below. Any violation of these terms may subject permittee to a fine, imprisonment
or civil action, or may cause the permit to be null and void.
This permit authorizes the construction of a Single -Family Residence with garage and associated deck, parking and
grading.
(1) All proposed development and associated construction must be done in accordance with the permitted work plat
drawings(s) by Michael W. Robinson, P.E., P.L.S. Engineering & Surveying dated 06119/24 and received 07101/24.

(2) All construction must conform to the N.C. Building Code requirements and all other local, State and Federal regulations,
applicable local ordinances and FEMA Flood Regulations.[GS 113A.120)
(3) Any change or changes in the plans for development, construction, or land use activities will require a re-evaluation and

(4) A copy of this permit shall be posted or available on site. Contact this office at 252-264-3901 for a final inspection at

This permit action may be appealed by the permlllee or other qualified persons
within twenty (20) days of the Issuing date. This permit must be on the project
site and accessible to the permit officer when the project is Inspected for
compliance. IGS 113AA20) Any maintenance work or project modification not
covered under this permit, require further written permit approval. All work must
cease when this permit expires on: DECEMBER 31, 2027
In issuing this permit it is agreed that this project is consistent with the local Land
Use Plan and all applicable ordinances. This permit may not be transferred to
another party without the written approval of the Division of Coastal
Management.

(5) The amount of impervious surface shall not exceed 30% of the lot area within 75 feet of normal water level (NWL)
(Estuarine Shoreline Area of Environmental Concern), in this case 1,167 square feet is authorized.

(6) Unless specifically allowed in 15A NCAC 07H. 0209(d)(10), and shown on the permitted plan drawing, all
development/construction shall be located a distance of 30 feet landward of NWL. No portion of the roof overhang
shall encroach into the 30 ft. buffer. 107H .0209(d)(10)]
(7) All unconsolidated material resulting from associated grading and landscaping shall be retained on site by effective
sedimentation and erosion control measures. Prior to any land -disturbing activities, a barrier line of filter cloth must
be installed between [he land disturbing activity and the adjacent marsh or water areas, until such time as the area
has been property stabilized with a vegetative cover. (07H ,0209(d)(3))
(8) Any proposal for grading within the V buffer from NWL must be contoured to prevent additional slorrnwater runoff
to the waterbody. This area shall be immediately vegetatively stabilized and must remain in a vegetated state.

Good morning Aimee,
The attached permit constitutes authorization under the Coastal Area Management Act for
Michael and Susan Wilson to proceed with their project proposal for the Single-family
residence at 104 Sunset Court in Manteo. Please review, print and sign the attached minor
permit. A signed copy of the permit must be emailed or mailed to my office. Please retain the
original, and have a copy available on site when the project is inspected for compliance.
The project plan is subject to those conditions appearing on the permit form. Otherwise, all
work must be carried out in accordance with your application. Modifications, time extensions,
and future maintenance require additional approval. Please read your permit carefully prior to
starting work and review all project plans, as approved. If you are having the work done by
contractors, it is to your benefit to be sure that they fully understand all permit requirements.
From time to time, staff will visit the site to monitor the project. However, if questions arise
concerning permit conditions, environmental safeguards, or problem areas, you may contact
me or Ron Renaldi, District Manager, at any time for assistance at 252-621-6452 or 252-621-
6453. By working in accordance with the permit, you will be helping to protect our vitally
important coastal resources.

Thanks Yvonne, we have dropped the check for the application fee in the mail, you should receive it early
next week. I appreciate the clarification on the certified mail receipts, we will forward as soon as we
have them returned to us (hopefully within a week). Sounds good on the site visit, if you would like a
representative to meet one of you at the job site we can arrange that as well, whatever is easiest for you
to schedule.
Lastly, I have been keeping Mike informed and I am not aware of anything else he needs at this time, but I

Thank you, Yvonne, I appreciate the quick response! A coupte quick questions:
1) Can the fee be paid via phone/credit, or must it be delivered or sent out to you as a check?
Currently we are not able to take payments via credit/debit cards; they must be done by
check or money order. This can be hand delivered to our office during normal business
hours (8-5), or dropped in our mait slot in the private entrance door, or sent via LISPS.
2) For clarification, you don'tjust need proof that we mailed the letters via certified mail, you would
also need proof they adjacent homeowner's received it via that signed green card for verification?
Correct, we must have actual proof of receipt of notification. That is done by the signed
green cards (or sometimes with tracking if card is MIA) or a signed Letter of no objection.
3) Is there anything we need to do for a Division staff member to schedule their site visit or will that
simply be done on your part once the application is completed and the "clock" starts ticking? We
can schedule a site visit without a representative present and with the application materials
provided thus far. Our office is currently short-staffed, and with my being on personal leave,
I cannot say for certain the date of that site visit, but we will strive to get that done in a timely
manner.
