To be clear- my objection was to the plan not being clearly defined. It was unclear as to dimensions. This document is clear except for the cross section you mentioned in a previous email. I conducted a site visit on April 4, 2023 to evaluate the permit applicant's request. Under the Coastal Area Management Act (CAMA), the Coastal Resources Commission (CRC) has established Rules for General Permits for this type of development that are found in 15A NCAC 07H. 1200. The Division has reviewed your objections, along with all aspects of this development proposal for consistency with the aforementioned Rules, which describe the CRC's standards and guidelines for this type of development. Our review of the proposed development has found it to be consistent with the Rules of the CRC and the State's Coastal Management Program, and that all pre -requisites have been satisfied. Therefore, the Division of Coastal Management issued General Permit No. 86871A on April 11, 2023 (copy attached) for the proposed development. If you wish to appeal this permit decision, you must file a Third Party Hearing Request Form with the Director of the Division of Coastal Management within 20 days of the permit issuance date. If you choose to pursue an appeal, please contact this office so that we can provide you with the appropriate forts and addresses. The processes we have had with this property have been disheartening— not just with this boat house. For example— I know an engineer plan is not required, yet the applicant presented it as such. We never really obtained a complete notification to know exactly what was being presented for development. I am considering this email to represent the scope of the CAMA general application. And that the following will be adhered to, as well as other requirements, even though the drawings presented did not include these requirements. 15A NCAC 07H .1205 SPECIFIC CONDITIONS (1) Boathouses shall not exceed a combined total of 400 square feet and shall have sides extending no further than one[1]half the height of the walls as measured in a downward direction from the top wall plate or header and only covering the top half of the walls. Since you have responded with an objection, there is no need for Caps Marine to notify you again via certified mail. CAMA general permits do not have an application for the applicant to fill out. However, it is a requirement that the adjacent riparian owners be notified of the proposed development along with a drawing, which has occurred. It is not a requirement that this drawing must be professionally drawn by an engineer. Based on the recent drawing sent to the both of us, the 85'x5' pier will be constructed 33' off the property line (with an L-shaped 16'x12' platform), with the northern piles of the 24'x14' boat house being set no closer than 18' from the riparian 2 corridor line. This placement will not be within the 15' setback area. The Division is satisfied with this drawing (attached). A site visit will be conducted in the near future to evaluate the request and you will be notified in the event of permit issuance. 'I cd$ftudted a site visit on April 4, 2023 to evaluate the permit applicant's request. Under the Coastal Area Management Act (CAMA), the Coastal Resources Commission (CRC) has established Rules for General Permits for this type of development that are found in 15A NCAC 07H. 1200. The Division has reviewed your objections, along with all aspects of this development proposal for consistency with the.aforementioned Rules, which.describe-:the CRC's standards and guidelines for this.. type of development. Our review of the proposed development has found it to be consistent with the Rules of the CRC and the State's Coastal Management Program, and that all pre -requisites have been satisfied.
