In reference to the application for a new boat house, lift, and catwalk, we have the
following questions and concerns for which we would like answers.
1. As noted in our previous comments on the prior application, our property is
not shown accurately as surveyed by Kirk R. Foreman, Registered Land
Surveyor, 16 December 1997. Our property extends beyond the rear lot line
as shown in the sketch by Scott C. Small.
2. As noted in out previous comments, the boat house appears to not have sides
and we would like that confirmed.
3. The notification/waiver form is not executed by the property owner;
therefore, is it a valid notification?
4. Is the structure lighted and if so, is it properly shielded to prevent adjacent
property light pollution? This issue was raised in our previous comments.
S. Based on the elevation drawing, the clear height of the boathouse appears
(by scale) to be 6 feet with a roof of 3 feet for a total height of 9 feet. Is this
correct?
6. In the past few years, many of the decks and structures along the shoreline
have been destroyed by storms. The roof to this structure is of concern due
to the possibility of uplift and sailing. Will be the structure be designed and
certified by a North Carolina Professional Engineer (NC PE) in conformance
with the North Carolina building code. This question remains unanswered
after our previous comments.
7. As a question and concern of ethics, the material submitted by us by the
contractor had stamped, addressed envelope to return the document to the
contractor. This does appear disingenuous as the reply is to the North
Carolina Department of Coastal Management.
As noted, we do not object to the application as the notification provides more
details which addressed many of our original concerns. However, as a courtesy, we
would appreciate responses to our concerns and questions.

To Whomever It May Concern,
I am sending this letter along with my objection to this project. Until I see the
full impact this project will have on the usage of my own dock, I cannot approve
at this time. Adding 30 feet to the length may be in their legal rights, but I do
fear that it will impede shoreline traffic. We bring our own boat (from the
Martin's Point Marina) out of Ginguite Creek to our dock and I cannot imagine
having 1 dock along the shoreline that sticks out 30 feet longer than all the
rest. We have a neighborhood net fisherman that puts his net in every morning
right off our dock and pulls it out every night. Will he be able to see this dock
during the months when it is dark? Is adding 30 Ft. even allowed but even
more importantly, is it safe?
Also, how tall with the boathouse be? It will be on my side of their dock which
means I will certainly lose a big chunk of view when I am out on my dock to
enjoy the water. With a hip roof, I'm sure to lose a few sunset views as well
from my house since the summer sunsets happen to be right over their dock
when looking out of my sound side rooms. I would like to see an exact to scale
rendering if possible.
I know it is their right to protect what they have. I'm doing the same.
